Real Estate Financial Analyst / Land Appraiser - Land Development & JV Modeling

Confidential employer

Real Estate Financial Analyst / Land Appraiser — Land Development & JV Modeling Fully Remote · Philippines-Based · Full-Time · US Central Time Shift · Reports Directly to the VP of Operations Why This Role Exists We are a Central Texas land development and investment firm doing what most of our competitors cannot: turning raw acreage tracts of varying sizes into fully platted, revenue-generating subdivisions. We move fast, we structure JVs directly with landowners, and we deploy real capital on real deals every month. The problem: our deal flow is outrunning our modeling capacity. Feasibility studies, absorption schedules, and JV waterfalls are stacking up on the VP of Operations' desk — and every day one sits there is a day a deal moves slower. That is where you come in. What Success Looks Like in 90 Days You have taken 3+ live deals from raw acreage to landowner-ready JV pitch — independently. The VP of Operations and Founder review your models at the assumption layer, not the formula layer. Landowners see your work directly. Your name is on the pro forma at the meeting. What You Will Actually Do Turn raw land into revenue models. Take a raw acreage tract — size depends on the project — decide the lot cut, allocate infrastructure cost, phase the release, and build the per-lot P&L. Model absorption like a real one. Monthly ramp schedules by phase — no flat annual averages, no divide-by-12. Run Sales Comparable Analyses on land and lots using aged, expired, and active comps to establish real value and defensible days-on-market. Build JV waterfalls that hold up under an attorney's audit — preferred returns, pari-passu tiers, IRR hurdles, promote splits, land-contribution structures. Produce investor-facing return summaries (IRR, equity multiple, cash-on-cash) for our own JV investment deals — reviewed by ownership and counsel prior to distribution. Package landowner-ready decks and spreadsheets that need no revisions before they hit a Zoom call. Sit in on live deal calls with US ownership and iterate on assumptions in real time. Required — Non-Negotiable 3–5 years institutional real estate underwriting at Colliers, JLL, Leechiu, Santos Knight Frank, Cushman & Wakefield, CBRE PH, Ayala Land, Megaworld, SMDC, or equivalent. Portfolio of at least 2 land or JV models you personally built (anonymized acceptable). Demonstrated absorption rate modeling — you must be able to show a live sample ramped monthly schedule during the interview. Working knowledge of JV waterfall structures — preferred returns, pari-passu tiers, IRR hurdles, promote splits. Advanced Excel — dynamic formulas, sensitivity/data tables, scenario toggles, INDEX/MATCH, XIRR. Fluent business English — written and spoken, for direct communication with US ownership and occasional landowner presentations. Willing and able to work US Central Time business hours — 7:00 AM to 5:00 PM US Central Time (approximately 8:00 PM to 6:00 AM Philippine Time). This is a hard requirement: our deals happen on Texas time, and you sit on the Texas team. Preferred (Not Required) MLS-based comp research experience (Highly Preferred). Comfort pulling and interpreting US MLS data is a big edge. Financial modeling certification: REFM (Levels 2–3), REFAI, CFI FMVA, Wall Street Prep REFM, or BIWS Real Estate Modeling. REFM Level 3 With Distinction is a strong plus but not required — reps beat certs. Prior exposure to US real estate — CoStar, LandVision, Redfin, MRICS, or US brokerage/PE experience. Civil engineering, surveying, or platting familiarity. Compensation Starting pay: $400 – $500 USD per week based on experience and demonstrated skill. Paid weekly via wire or approved remote-payment platform. How to Apply Send all three items to ---------- with subject line: "RE Analyst — [Your Name]", or message us and include the link to the requested files. 1. A sample land or JV waterfall model you personally built (anonymized OK). 2. Proof of any financial modeling certifications held (if applicable — not required to apply). 3. Availability windows for a 30-minute screening call within the next 10 business days. Shortlisted candidates receive a 2-hour take-home underwriting test. Final round is a live screen-share with ownership. Serious applicants only — we read every submission personally.

Bookkeeper for Canadian E-Commerce Brand

Confidential employer

ABOUT US We're a Canadian DTC tea brand and sell through our Shopify store. We ship to the US and Canada from warehouses in both countries. We're a startup and currently mid-six figures in annual revenue and growing. We transact in both USD and CAD, with most sales in USD. We want to transition from an automated bookkeeping tool (Finaloop) to QuickBooks Online and looking for a detail-oriented bookkeeper to own our books going forward. We're looking for someone who wants to build a long-term relationship and grow with us - not a short-term gig. THE SCOPE Phase One: Catchup & Cleanup (First 1-2 Months) You'll start by reconciling and cleaning up our books for the current year so far. This includes setting up a clean chart of accounts in QuickBooks Online, importing historical transactions, and getting everything reconciled and audit-ready. Phase Two: Ongoing Monthly Management Once the books are clean, this transitions into a long-term monthly role covering everything below. RESPONSIBILITIES Transaction Management Categorize and reconcile all bank and credit card transactions in QuickBooks Online Reconcile Shopify payouts against actual orders and refunds Reconcile multi-currency accounts (USD + CAD) - you must ensure the bank balance in QBO matches the statement exactly, including handling exchange rate differences Match and track Meta (Facebook /Instagram) ad spend invoices against bank withdrawals Process and track expenses - supplier invoices, 3PL fees, freight, customs charges, software subscriptions Ensure every transaction has proper supporting documentation Canadian Tax Compliance Prepare and file quarterly GST/HST returns Match receipts and invoices to maximize input tax credits (ITCs) Track provincial sales tax obligations Track US sales tax exposure (we use Shopify's auto-tax, but you'll verify) Monthly Reporting Prepare monthly Profit & Loss, Balance Sheet, and Cash Flow statements Flag anomalies, unusual charges, or budget variances Provide financial clarity to founders - not just numbers, but what they mean Inventory & COGS Track landed costs (product cost + ocean freight + customs duties + warehousing) Maintain accurate COGS records aligned with inventory movements Reconcile inventory valuation quarterly Expense Tracking Track recurring software costs Track supplier invoices, 3PL fees, freight, and customs charges Ensure all expenses are properly categorized and documented Year-End Prepare working papers and schedules for our CPA/accountant Support annual corporate tax return preparation Prepare any required slips REQUIRED TECH STACK (Do Not Apply Without This Experience) QuickBooks Online - Expert level. This is non-negotiable. Multi-Currency Banking - We operate in USD and CAD. You must have experience reconciling multi-currency accounts and handling exchange rates so the bank balance in QBO matches the statement to the penny. Shopify - Experience reconciling Shopify payouts to QBO. Google Sheets - Comfortable with ad-hoc reports and collaboration. REQUIREMENTS Must Have: 3+ years of bookkeeping experience using QuickBooks Online Experience with Canadian GST/HST filing and input tax credits Experience with e-commerce businesses (Shopify strongly preferred) Experience reconciling multi-currency accounts (USD + CAD) Strong attention to detail - we have zero tolerance for sloppy entries Fluent in English with strong written communication Nice to Have: Experience with DTC or subscription-based businesses Experience with inventory accounting and landed cost tracking Previous experience transitioning a company from another system onto QuickBooks HOURS & COMPENSATION Part-time to start - most likely 10-20 hours a month as we're still a small business, but expect it to grow as we scale Schedule: Flexible, but must have overlap with Pacific Time for communication Rate: $5–$10 USD/hour depending on experience Long-term: We want someone who grows with us. This is not a one-off project. WHAT THIS ROLE IS A key financial support role for a growing e-commerce brand Someone who brings order, accuracy, and visibility to our finances WHAT THIS ROLE IS NOT Not basic data entry Not a once-a-month check-in Not suitable for someone who needs constant direction HOW TO APPLY We ignore generic cover letters. To show us you've read this posting and have the attention to detail we need, please follow these steps: Step 1: Start your message with the word TEA. Step 2: In your message, answer the following questions: Question A: We use multi-currency banking (USD and CAD). How do you handle the exchange rate difference in QBO when reconciling a multi-currency account to ensure the bank balance matches the statement? Question B: We receive Shopify payouts approximately 3 times per week. Each payout bundles sales, refunds, fees, and adjustments. How would you reconcile these in QBO? Walk us through your approach. Question C: What is your experience with Canadian GST/HST input tax credits? Give us a specific example of how you've maximized ITCs for a previous client. Question D: We track our true landed COGS (product cost + inbound freight + duties + 3PL) in a separate inventory system that produces a monthly COGS figure. In QuickBooks Online, walk us through exactly how you'd record COGS each month so our P&L and balance sheet stay accurate. Be specific about which accounts you'd use and what entries you'd make. Step 3: Include the following: A short intro about yourself and your bookkeeping experience Your experience with e-commerce / Shopify businesses specifically Your expected monthly rate in PHP Your available hours and timezone Your QuickBooks Online proficiency self-rating (1-10) Applications that do not answer the screening questions will not be considered. We value accuracy, initiative, and clear communication.

SEO Expert (Full-Time, Remote) — WordPress SaaS Products

Confidential employer

About us We're a bootstrapped, product-led software company building WordPress and WooCommerce plugins used by tens of thousands of stores and creators worldwide. Our portfolio covers six products across sales funnels, email marketing, product feeds, virtual tours, cart recovery, and online courses. Our team is spread across Europe and Asia, and we've been building products since 2014. We're looking for our first dedicated SEO Expert to own organic growth across the whole portfolio. You'll be a real member of the team, not a ticket queue. What you'll do Own the SEO roadmap for six product websites and their WordPress.org plugin listings. Run keyword research and build topic clusters around WooCommerce funnels, email marketing, product feeds, virtual tours, and online courses. Audit sites regularly (technical SEO, Core Web Vitals, crawl/index issues, internal linking) and work with our developers to ship fixes. Plan and brief content for our writers; optimize existing articles and roundup/comparison pages that have lost visibility. Build entity SEO and AI-search visibility (Google AI Overviews, ChatGPT/Perplexity citations) — schema, brand mentions, structured knowledge. Run link-building and digital PR outreach (guest posts, roundups, partnerships). Track results in Google Search Console, GA4, and Ahrefs; report weekly against clear KPIs (rankings, organic signups, plugin installs). What we're looking for 3+ years of hands-on SEO experience, ideally for SaaS, WordPress plugins, or eCommerce. Proven results you can show (rankings, traffic growth, conversions — with proof). Strong with Ahrefs or Semrush, Google Search Console, GA4, Screaming Frog, and Rank Math/Yoast. Comfortable with WordPress: you can edit pages, fix on-page issues, and brief developers clearly. Solid understanding of technical SEO and content strategy — not just one or the other. Excellent written English. Self-managed, data-driven, and honest about what's working and what isn't. Bonus points: experience with WordPress plugin SEO, programmatic SEO, entity/AI-search SEO, or email marketing content. What you get Stable full-time role with a company that's been building products since 2014. Paid time off, Philippine holidays observed, and 13th-month pay. Paid tools (Ahrefs, etc.) and a training budget for courses and certifications. Real ownership: you set the strategy, we back you. Long-term growth path toward Head of SEO as the team grows. How to apply Start your message with the word "Organic" so we know you read this fully. Share 2–3 SEO results you're proudest of, with numbers. Tell us in a few sentences how you'd approach SEO for a WordPress plugin that competes with bigger, better-funded rivals. Include your expected monthly salary and earliest start date. Attach your resume or portfolio link. Shortlisted candidates will complete a short paid test task, followed by a video interview.
