Location: Remote Core Availability: Monday–Friday, 8:00am–6:00pm Eastern Time (USA) Compensation: $2,000 per month SteelSafe Self Storage operates storage properties across the United States. Customers rent individual storage units and shipping containers from us to store their belongings, business inventory, equipment, and other items. Our properties are managed remotely. When a customer moves out, we need to quickly inspect, clean, repair, and prepare that storage unit so the next customer can rent it. We’re hiring a Property Operations Lead to manage that process remotely. Your main goal is simple: keep our properties Rent-Ready and get units back on the market fast. What you get: A clear scoreboard and a role that matters. Direct access to leadership and fast decisions. A system-driven operation (we run on Asana). Performance bonus opportunity tied to ops execution. High trust and real autonomy. Real authority. You are not here to pass problems to someone else. You have the authority to solve them and improve the systems behind them. Freedom earned through results. We care about outcomes, not looking busy. Own the result, get the job done, then build systems so the job demands less of you tomorrow. What you’ll do: Manage the entire unit turnover process: after a customer moves out, make sure the unit is inspected, cleaned, repaired if needed, and ready for the next customer to rent. Manage local Boots-On-The-Ground (BOTG) contractors who physically inspect, clean, repair, and maintain our properties. Assign maintenance and repair jobs, follow up until they are completed, and verify the finished work using photos or videos. Keep sites customer-ready: gates, locks, cameras, lighting, cleanliness, and curb appeal meet SteelSafe standards. Handle property projects end‑to‑end (example: order a sign, coordinate install, confirm with proof). What you own (outcomes): Median Time‑to‑Rent‑Ready (TTRR) after move‑out. Rent‑Ready Unit % stays high and trending up. Work orders are dispatched quickly, completed quickly, and closed with proof. BOTG tasks are completed on time with proof, and contractor records and payments stay current. Publish a weekly scorecard that identifies misses, drives action, and holds owners accountable. The authority and tools you’ll have: You have the authority to improve the operation: turn workflows, proof standards, BOTG and vendor performance, inspection schedules, and the systems used to keep properties Rent-Ready. Asana as the operating system (tasks, checklists, proof). This role is a fit if you: Own the result, not the clock. You do what it takes when the operation needs you, then improve the system so the same result takes less time, less chasing, and less effort next time. Work independently, make good decisions, and move fast. Communicate early when deadlines, quality, or outcomes are at risk. Manage a small team, vendors, and contractors with confidence. Keep multiple properties and projects organized without losing details. Think in terms of ownership, deadlines, checklists, and proof of completion. Maintain high standards for cleanliness, safety, security, and customer experience. Find and fix root causes, not just recurring symptoms. Turn messy operations into reliable, repeatable systems. Are a doer who takes pride in measurable results, not activity.

Build rapport and understand each prospect’s goals, challenges, previous attempts, and reasons for seeking support. Qualify prospects for the appropriate next step using our agreed qualification criteria. Explain our coaching approach clearly using approved messaging. Use approved testimonials, resources, and voice notes when relevant. Follow campaign-specific rules for questions, call invitations, links, pricing, and handoffs. Use verified first names and prevent incorrect names or unrelated information from appearing in messages. Avoid unsupported promises, medical advice, or unapproved discounts. Escalate sensitive situations, complaints, or questions outside the setter’s authority. Setter Team Leadership Lead a brief daily stand-up meeting covering results, priorities, hot leads, overdue follow-ups, blockers, and daily commitments. Assign leads and ensure every active conversation has a clear owner and next step. Manage inbox coverage, workloads, and handoffs across setters. Set clear daily and weekly expectations. Monitor follow-through and address missed responsibilities promptly. Train and onboard new setters on our audience, offers, systems, scripts, and brand voice. Hold regular individual coaching sessions and provide specific, actionable feedback. Maintain shared procedures, scripts, training examples, and follow-up guidance. Support hiring through conversation exercises, role-play assessments, and candidate feedback. Step into priority conversations and provide coverage when needed. DM Reviews and Sales Coaching Hold structured DM reviews at least weekly, with additional reviews when issues arise. Review conversations across every setter and Intelicoach. Identify where rapport, qualification, objection handling, follow-up, or call invitations could improve. Review both successful conversations and missed opportunities. Coach setters on responding to the prospect’s actual concern rather than relying on generic scripts. Identify conversations that are dragging on without a clear next step. Maintain a collection of strong and weak conversation examples with coaching notes. Test approved messaging improvements and report their effect on qualified bookings and attendance. Confirm that feedback leads to changes in future conversations. Intelicoach and Automation Management Own day-to-day monitoring of Intelicoach and coordinate with technical support when needed. Review AI conversations for accuracy, personalization, tone, timing, and compliance with approved rules. Manage approved scripts, follow-up sequences, triggers, sending windows, and handoff instructions. Confirm that campaign keywords route leads into the correct conversation flow. Ensure human and AI messages do not overlap or send conflicting information. Confirm that automation pauses appropriately when a human takes ownership. Identify and resolve incorrect names, repetitive questions, irrelevant responses, missed follow-ups, and failed handoffs. Test changes before broad rollout and monitor results afterward. Keep a record of changes, test results, and unresolved issues. Escalate technical problems promptly and arrange manual follow-up for affected leads. KPI Ownership and Reporting Maintain an accurate daily and weekly appointment-setting scorecard. Track lead volume, response times, meaningful conversations, qualified prospects, call invitations, completed bookings, and call attendance. Track follow-up completion, overdue leads, incomplete applications, cancellations, and no-shows. Compare performance by setter, campaign, lead source, and AI versus human handling where the data supports it. Establish clear metric definitions and realistic targets with leadership. Audit CRM records and reporting for accuracy. Report performance against targets and explain the reasons behind changes. Connect appointment-setting activity to sales outcomes and collected revenue with the sales team. Recommend specific actions based on the data. Revenue Leak Identification and Improvement Identify where prospects drop out between initial inquiry, conversation, qualification, booking, attendance, and enrollment. Investigate slow responses, missed leads, weak call invitations, incomplete applications, inconsistent follow-up, and poor handoffs. Identify scheduling friction, limited appointment availability, and preventable no-shows. Recognize campaigns that generate interest but few qualified, attended calls. Distinguish conversation problems from lead-quality, calendar, technical, or sales-call problems. Prioritize fixes based on likely impact. Assign each improvement a clear owner, deadline, and measurable outcome. Track whether changes recover opportunities and improve conversion. Bring leadership recommendations and solutions alongside the findings. Communication With Nirit and the Team Send a concise daily update covering results, priority opportunities, blockers, and decisions needed. Provide a weekly summary of performance, trends, conversation quality, revenue leaks, and improvement actions. Communicate urgent issues promptly. Keep Nirit informed about prospects requiring her involvement and provide the context needed to respond. Coordinate with marketing on lead quality, campaign messaging, recurring questions, and objections. Coordinate with the sales team on appointment quality, attendance, call outcomes, and follow-up. Maintain a shared record of decisions, responsibilities, and deadlines. Take ownership of follow-through so leadership does not need to chase routine updates. What Success Looks Like Qualified prospects book and attend discovery calls. Active leads receive timely, relevant follow-up. Conversations consistently reflect the FitWINS brand. CRM records and reporting are reliable. Setters receive clear direction and useful coaching. Intelicoach operates within approved rules and hands off correctly. Missed opportunities are identified and addressed. Nirit and the team have a clear picture of performance and next steps.

Who we are We're an 8-figure brand scaling fast. We run all types of ad concepts, AI VO + B-roll, Founder, Statics, Ai Animations, Podcasts, Natives. What takes most editors years, you'll pick up in months → Room to grow. Start as an editor, take on more strategy, and your pay grows with it Who this is for → You've edited ads for DTC brands and know what a scroll-stopping hook looks like → You're comfortable using AI tools (voice, image and video gen) to level up your edits → You're always asking "why did that one work?" The details → $1,500–$2,500/month base, depending on experience → Full time, remote, tracked 8 hours/day This isn't for everyone If you need think you are making ads for them to look nice, this won't fit. But if you're hungry to get better and want to work on ads that actually scale, we want to hear from you. Job description: About the Role Trojan Commerce, part of the Buy It Direct Group, operates a large multi-brand eCommerce business across Amazon, eBay and other major marketplaces for international brands. We are looking for a highly experienced marketplace leader to take independent ownership of the commercial performance, operational quality, compliance and technical operation of approximately 30 marketplace stores. This is a senior, hands-on role for someone who already has substantial experience operating marketplace businesses at scale. You will be expected to understand how successful marketplace operations work commercially, operationally and technically, and to use that experience to identify what needs to happen rather than waiting to be given a task list. You will be expected to grow marketplace performance as well as protect it — identifying sales opportunities, ensuring stores participate in relevant promotions and programmes, improving listings and pricing, onboarding new clients and marketplaces, and using data to recommend actions that improve revenue and profitability. You will also analyse operational performance, identify risks before they become issues, recommend solutions to senior management and work directly within marketplace platforms to deliver improvements. A major part of the role will be proactive ownership. We expect you to identify underperformance, commercial opportunities, account-health risks, catalogue issues, fulfilment problems, process weaknesses and technical problems independently, investigate their root causes and recommend or implement the appropriate action. You will support expansion into new UK and EU marketplaces, ensuring new stores, fulfilment arrangements and carrier configurations are set up correctly from day one. You will work closely with senior management, account managers, clients, operations, warehouses and IT teams. You must therefore be comfortable translating marketplace data and technical issues into clear commercial recommendations, including the likely revenue, cost, operational or compliance impact. This is not an administrative, VA or PPC role. We need someone who can independently identify what needs attention and take ownership of the commercial and operational outcome. We are specifically looking for someone who can operate as a marketplace subject-matter expert within the business — someone senior management can rely on to understand marketplace performance, challenge existing ways of working where necessary, recommend improvements and drive those improvements through to completion. Key Responsibilities Marketplace Commercial Ownership Own the commercial and operational performance of approximately 30 marketplace stores and accounts. Identify opportunities to increase sales, conversion and profitability across Amazon, eBay and other marketplaces. Ensure stores participate in relevant marketplace promotions, campaigns, seasonal events and platform programmes. Review marketplace performance and proactively recommend pricing, promotional, catalogue and operational actions to improve growth. Work with account managers and clients to ensure agreed commercial plans are executed correctly on each marketplace. Ensure listings, pricing, stock availability and catalogue data are accurate and commercially effective. Support onboarding of new clients, brands, marketplaces and countries. Regularly identify products, categories, stores and marketplaces that are underperforming or have untapped commercial potential. Analyse marketplace traffic, conversion, Buy Box performance, pricing, availability, promotions, fees and other relevant commercial indicators to determine where action is required. Identify missed marketplace opportunities rather than relying solely on account managers, clients or senior management to raise them. Evaluate the commercial impact of proposed changes and prioritise activity according to revenue, profitability, customer experience and operational risk. Develop practical recommendations to improve marketplace performance and clearly communicate the expected commercial benefit to management. Ensure marketplace growth does not come at the expense of account health, fulfilment performance or profitability. Marketplace Health, Compliance & Risk Protect Amazon Account Health, Seller Fulfilled Prime and equivalent marketplace performance standards. Monitor critical KPIs, identify emerging risks and lead corrective action before thresholds are breached. Manage Plans of Action, appeals, policy violations, suppressed listings and other marketplace-performance issues. Maintain a detailed understanding of marketplace policies and proactively identify changes that could affect existing stores, listings or operating processes. Investigate account-health warnings, listing restrictions, intellectual-property complaints, fulfilment-performance issues and other marketplace risks. Personally lead or coordinate responses to serious marketplace issues where revenue or account status is at risk. Ensure corrective actions address the underlying root cause rather than simply resolving individual cases. Establish preventative controls where recurring compliance or performance risks are identified. Escalate material risks to senior management with a clear assessment of the potential commercial impact and recommended action. Operational & Financial Performance Analyse returns, refunds, cancellations, fees and other operational data to identify root causes, financial leakage and improvement opportunities. Investigate abnormal trends in cancellations, late dispatches, refunds, returns, defects, claims, delivery performance and marketplace charges. Identify unnecessary marketplace costs, incorrect fees, operational inefficiencies and processes that are negatively affecting profitability. Work with relevant internal teams to resolve recurring operational problems affecting marketplace performance. Measure the effectiveness of corrective actions and ensure improvements are sustained rather than treated as one-off fixes. Understand the relationship between marketplace KPIs, operational processes and commercial performance and use this understanding to recommend priorities. Marketplace Launches & Expansion Launch and configure new marketplace stores and support expansion into new countries. Manage marketplace configuration, fulfilment, carrier and warehouse changes. Coordinate operational readiness for new client, country and marketplace launches. Take ownership of marketplace launch requirements from initial planning through configuration, testing and go-live. Ensure new stores are commercially and operationally ready before launch, including listings, catalogue structure, pricing, inventory, shipping settings, returns configuration, fulfilment rules, carrier services and relevant compliance requirements. Support expansion across the UK and Europe, taking into account marketplace-specific operational requirements and differences between countries. Identify potential launch risks before go-live and ensure appropriate testing and contingency plans are in place. Conduct post-launch reviews to identify issues quickly and ensure new marketplace operations stabilise successfully. Marketplace Systems, Technical Operations & Integrations Troubleshoot catalogue, order, fulfilment, feed and integration issues, working with internal IT teams and external platforms where required. Manage marketplace configuration, fulfilment, carrier and warehouse changes directly within marketplace platforms where - appropriate. Understand how marketplace platforms interact with internal order-management, inventory, warehouse, carrier and integration systems. Diagnose whether marketplace problems originate from platform configuration, catalogue data, feeds, integrations, warehouse processes, carrier configuration or another operational source. Work effectively with IT and development teams by clearly defining marketplace requirements, expected behaviour and business impact. Support testing and validation following technical changes to ensure marketplace orders, inventory, pricing and fulfilment information continue to flow correctly. Take ownership of marketplace-related i ---------- and coordinate the appropriate internal or external teams until the issue is resolved. Performance Management & Reporting Maintain a clear Red / Amber / Green view of marketplace health and provide concise weekly management reporting covering growth opportunities, risks, recommended actions and financial impact. Develop a clear understanding of what “good” performance looks like for each marketplace and identify deviations before they become significant problems. Provide senior management with concise, decision-focused reporting rather than simply presenting raw marketplace data. Clearly distinguish between issues requiring immediate intervention, emerging risks that need monitoring and longer-term improvement opportunities. Quantify commercial impact wherever reasonably possible, including revenue at risk, potential revenue upside, cost savings or profitability improvements. Track agreed actions through to completion and report whether the expected improvement has been achieved. Use marketplace data to challenge assumptions and support evidence-based commercial and operational decisions. Process Improvement & Scalability Continuously improve processes so the marketplace estate can scale effectively. Identify activities that are overly manual, inconsistent, poorly controlled or difficult to scale and recommend better processes. Develop standard operating procedures, controls and reporting where these will improve consistency across multiple marketplace accounts. Identify opportunities for automation or system improvements and work with technical teams to implement appropriate solutions. Ens

SALES FOLLOW-UP & UPSELL SPECIALIST Part-time | 20 hours per week, growing to 30 | Philippines-based independent contractor Real Deal Entertainment (Australia) READ THIS BEFORE YOU APPLY We are looking for a genuinely strong salesperson. We would rather be blunt about the bar than waste your time or ours. Impeccable spoken English. Our clients are Australian corporates, councils, venue managers and school directors. If a client would have to ask you to repeat yourself, this is not the role for you. You learn fast. Our customer service lead was working the full product range - three brands, different offerings in every city - inside a week. That is the benchmark, not an aspiration. You are fully available for the four hours, every day. Not partially available, not fitting us around another shift that overlaps, not stepping away to take other calls. You think on your feet. A memorised answer to a price objection will not get you past the interview - we will push back and see what you do. You are motivated by closing, not by being busy. We measure conversations and bookings, not call counts. A high dial count with nothing behind it is a problem, not an achievement. We have filled this role before with someone diligent and well-intentioned, and it did not work, because the bar above is the bar. We are not lowering it. THE SHORT VERSION We send a lot of quotes. Not enough of them turn into bookings. Your whole job is to ring the people who already have one, have a real conversation, and turn it into a sale - adding something to it where the client has room. Four hours a day, 2:00pm to 6:00pm Melbourne time, Monday to Friday. We picked those hours by measuring when our clients actually answer the phone, not by guessing. You will not be dialling into dead air all morning. ABOUT US Real Deal Entertainment runs three brands in Australia: The Real Santa, Halloween Scenes and Happy Easter Bunny. We supply professional performers - Santa, Mrs Claus, elves, the Easter Bunny - and large event props, thrones, grottos and sets, to corporate clients, shopping centres, councils, hospitality venues, schools and childcare centres. It is a premium product at a premium price, and it is seasonal. September to December is the peak. What we sell varies by city, which means there is a real body of product knowledge to learn, and you will need to learn it quickly. THE HOURS Monday to Friday, 2:00pm - 6:00pm Melbourne time (11:00am - 3:00pm Philippine time). From April, when Australia moves off daylight saving, that becomes 12:00pm - 4:00pm Philippine time. Your working day follows Australian eastern time all year, so it is the clock in the Philippines that shifts at each changeover, not your hours. Twenty hours a week, year round - not seasonal - growing to thirty (six hours a day) for a strong performer. PAY Base: AU$10.00 per hour, paid fortnightly for hours worked. Never clawed back. Commission, on top of base: Upsells and add-ons: 4% of the added portion only - the upgrade you created, not the whole booking Cross-brand conversions: 4% - a Christmas enquiry you also turn into a Halloween or Easter booking Client win-backs: 5% - first reactivated booking from a dormant account on a list we supply Self-generated cold business: 7% - bookings from leads you sourced yourself Two things we want to be straight about rather than have you discover in month two: Closing a quote that was already in the pipeline earns no commission. That work is what the base rate is for. Commission is for what you add. Commission is paid on the added portion, after the event has run and the client has paid. It is reversed if the booking is cancelled or refunded. The base is not. Discounts beyond 5% need approval, and commission is calculated on the discounted value. Season bonus, on top of base and commission: AU$600 when the season revenue target is hit AU$900 when the stretch target is hit This is the part that pays you for the quotes you close that were already in the pipeline. Commission rewards what you add; the season bonus rewards the whole book converting. It is measured on total invoiced revenue for the season, not only on deals with your name on them, because your job is to make the pipeline convert - not to cherry-pick the ones that earn you a percentage. Our year runs in four seasons - Christmas, Easter, Winter Christmas and Halloween - and each carries its own revenue target, set at the start of it. You will be given the exact figures at offer stage. WHAT YOU WILL ACTUALLY DO Work the open quote bank to a definite outcome - booked, lost, or closed with a reason. Nothing sits in limbo. Have a proper conversation on every live quote, not a thirty-second check-in. Find out what the client is actually trying to do with their event. Offer the upgrade where it genuinely fits - a bigger props package, extra performers, another brand's season. Never pressure. Request re-quotes from our customer service team, then confirm they went out and tell the client when to expect them. Write a dated note in our CRM on every conversation: what the client wants, what you offered, next action and date. What you will NOT do: Raise quotes or invoices. Our customer service team does that. You request and verify. Handle inbound calls. Manage anyone. This is not a supervisory role and we are not quietly hoping it becomes one. WHERE THIS CAN GO This starts as a focused afternoon block because that is where the quote bank is. It is not where it has to stop. Win-backs and cold leads are open to you from the start, at 5% and 7%, and any booking you source that way is yours on the record. Four hours becomes six once the afternoon work is being handled well. See above - the mechanism is real and the work is already there. We are not looking for someone who only wants to read a list and dial it. If you see something the business should be doing differently, we want to hear it. HOW YOU WILL BE MEASURED Stated up front so there are no surprises. If any of this sounds uncomfortable, this is not the right role for you. Conversations, not calls: two minutes or more with a dated CRM note. Five are spot-checked each fortnight against the system. An upsell attempt on every conversation: your note names what you offered beyond what was quoted. "Not appropriate here" is a fine answer if you say why. Quotes issued and confirmed sent: confirming it reached the client is part of the measure, not an extra. Bookings closed: the outcome number. Two attempts on a quote follow-up: then a voi cemail or email and the record is closed. Chasing past that wastes your hours and irritates the client. Feedback answered within one working day: in writing. Agree, disagree, or ask a question - but reply. One thing brought to us each fortnight: something you noticed, suggested or took on that nobody asked you for. WHO THIS SUITS An experienced closer who has sold to Australian businesses and is completely at ease on the phone with corporates, councils and venue managers. Someone who will treat four hours as four hours of selling, and who wants those hours to grow into a morning shift. Someone who asks the question the moment they are stuck, in writing, rather than going quiet and working it out slowly. Someone who can hold a large amount of product detail - what is available in which city, under which brand - and recall it live, mid-call, without looking it up. Someone who reads a knock-back as information and adjusts, rather than repeating the same approach louder. REQUIREMENTS A quiet, professional space for client calls, a good noise-cancelling headset, and reliable internet and power with a backup plan. Impeccable, confident spoken English with a neutral, easily understood accent. This is not negotiable and it is assessed on the voice recording before anything else. You invoice us as an independent contractor and handle your own tax and statutory contributions. HOW TO APPLY Applications without all three parts will not be read. They take about twenty minutes. 1. A voice recording of 90 seconds. A client has a quote for $1,200 and says "that's more than we budgeted". Talk us through how you would respond. Record it as if you were on the call. 2. In writing, no more than 300 words: a sale you nearly lost and then won. What changed it? 3. In one line: what you would want to know from us before your first call. Shortlisted applicants do a short live exercise: we give you a product list to read for thirty minutes, then ask you ten questions about it with the document closed, followed by a mock follow-up call.
