Wholesale Real Estate Acquisitions Manager - Seller Calls, Underwriting, Offers
Confidential employer
Lineflow is a US real estate wholesaling operation working the Houston and Fort Bend, Texas markets. We are hiring a full time Acquisitions Manager to run the seller side of the business end to end.
How the work flows: our team sends the first outreach text to homeowners. Your job starts the moment a seller replies. From there you own the deal: follow-up, qualification calls, running the numbers, making offers inside clear guardrails, and getting the purchase contract signed. Final contract price approval stays with the owner. Everything else on acquisitions is yours.
What you will do:
- Call sellers back fast: when a seller shows interest during your shift, you call within 1 minute, and never later than 5 minutes. Speed to lead is measured and reported.
- Qualify sellers on live calls: motivation, timeline, property condition, mortgage and listing status, and asking price.
- Underwrite every deal with our formula (training and a calculator provided): Buyer MAO = (ARV x 0.70) minus repairs. Max offer = Buyer MAO minus our target assignment fee minus a safety buffer. You will learn to return a clear pass, renegotiate, or kill verdict on every deal.
- Make offers within the guardrails, handle seller objections, and follow up persistently until the seller signs or is clearly dead.
- Keep the CRM (Morrev) perfectly updated: every call, note, and stage change, every day.
- Support dispositions: match each signed deal to our cash buyer list and help keep buyers warm.
- Send a short daily report: new leads worked, calls made, offers out, contracts signed, and any speed-to-lead misses with reasons.
Requirements:
- You have done acquisitions or seller-facing follow-up for a US real estate wholesaler or investor before. This is a hard requirement.
- Your spoken English is clear and natural on the phone with Texas homeowners. This role lives on live seller calls.
- You can work 8 AM to 5 PM US Central time, Monday to Friday, and you are not splitting this shift with other clients.
- You are comfortable with dialers and CRMs (for example Mojo, SmrtPhone, BatchDialer, Podio, REsimpli, or similar) and you learn new tools fast.
- You are honest with numbers. If a deal does not work at the seller's price, you say so and show the math.
Pay: $600-$800/month depending on experience, paid monthly, plus a bonus for every closed deal from leads you worked. This is a long term role with room to grow as the operation grows.
APPLICATION QUESTIONS (all five required):
1. Start your application with the word PIPELINE. Applications without it are not read.
2. Record a voice introduction of 1 minute or less (use Vocaroo or a similar free tool) and paste the link. Introduce yourself and summarize your acquisitions experience. No voice link, no review.
3. Run this deal and show your math. Houston single family home. ARV $260,000. Repairs $38,000. Seller is asking $190,000. Our formula: Buyer MAO = (ARV x 0.70) minus repairs. Max offer = Buyer MAO minus a $10,000 target assignment fee minus a $5,000 safety buffer. What is the Buyer MAO? What is the most we could offer? Is the seller's asking price workable, and if not, what would you say to the seller?
4. Scenario: a seller replied last week with "Not interested, stop texting me." Today the same seller texts: "Actually, what would you pay for it?" Write exactly what you would do and say, step by step.
5. List the US wholesalers or investors you have done acquisitions or seller follow-up work for, what you did for each, which dialers and CRMs you used, your exact available hours in US Central time, and how fast you commit to calling a seller back when they show interest during your shift.
