UK Real Estate Tenant Lead Generator – International Renters, Social Media & Chat Apps
Confidential employer
About The Business
I’m a self-employed UK estate agent with 700+ rental rooms and apartments. Supply isn’t my problem. Finding serious tenants and getting them through the door is. You’d work directly with me, with no layers of management and a quick path from idea to result.
About The Role
I’m looking for an experienced lead generator to own the tenant pipeline, from first contact through to a booked viewing and the follow-up that turns it into a signed let. You’ll find people in places other agents don’t look, qualify them properly, and get them to viewings that turn into tenancies. I make the final decisions on eligibility and tenancy. I’ll provide the properties, pricing, rules and tools. You bring the skill, the channels and the ideas.
This role suits someone who works independently and takes pride in results, not just activity.
What You’ll Do
Find tenants through standard and creative channels: social platforms, community groups and chat apps
Reach international renters, especially students and professionals relocating to the UK
Build partner channels: relocation agents, university accommodation offices and student societies, international student recruitment agents, employers, and rent guarantor services
Create short property tour videos and reels so overseas tenants can see a place before they arrive
Grow my own channels, such as a London renters’ ---------- or Telegram community, so leads come to us and not only to the portals
Build and improve simple workflows (saved replies, checklists, trackers, booking and reminder flows) so enquiries are handled fast and nothing slips through
Use AI tools efficiently for research, drafting posts and replies, and summarising results, always checking the output yourself before anything goes out
Where it helps, build small tools that save time (for example a weekly report generator or a caption builder), and explain how they work so I can check them before use
Use a separate tracked link or code for each channel, so we know where each viewing and let came from
Reply to enquiries within 15 minutes during your hours, and qualify them (budget, move-in date, tenancy length, work or study status, number of occupants)
Spot fake or scam enquiries and flag them to me
Book viewings, send reminders, and follow up with quiet leads and no-shows
Track leads, viewings and outcomes in a Google Sheet
Send a short weekly report with numbers, what’s working, and what you’d change
What I Provide
A property pack: photos, prices, availability and viewing rules
Message templates, FAQs and a booking system you’ll use for viewings
UK accounts that I create and own, with limited access for you
A short onboarding in week one, so you’re not guessing
You Might Be a Good Fit If You
Have proven experience in lead generation, appointment setting, recruitment or sales, ideally in property or student housing
Know how to find people in communities and chat apps without spamming (Facebook groups, Reddit, WhatsApp, Telegram , Instagram, TikTok, LinkedIn)
Can build a clear, efficient workflow and use AI tools to work faster, without losing the personal touch or accuracy
Can write short, friendly partnership email s and messages to businesses and organisations
Are comfortable with numbers, and can work out in Google Sheets which channels bring in viewings and lets
Write clear, friendly, professional UK English (flat, tenancy, deposit, let) and reply fast
Have a reliable setup: a laptop, stable internet and a backup (mobile data or a power bank)
Handle personal data carefully, keep it out of personal chats, and never share it outside the agreed tools
Can spot scam enquiries, such as odd payment requests, forged documents or pressure to skip a viewing
Are willing to use time tracking during paid hours
Can be reachable about 4 hours a day between 9 AM and 6 PM UK time (4/5 PM-1/2 AM Philippine time)
Think in terms of results (lets), not just activity (messages sent)
Enjoy testing what works and dropping what doesn’t
Bonus Points
Fluent Mandarin, Cantonese, Korean or Japanese, and experience reaching audiences in those languages
Experience marketing to international students or relocating professionals
Familiarity with UK rental or student housing, and knowledge of London areas, transport and universities
Experience using AI coding tools (such as Claude Code) to build small tools, scripts or automations, such as a lead tracker dashboard, a weekly report generator or a listing caption builder. Please show me something you’ve built.
Canva or basic graphic design, and short-video scripting and editing (CapCut or similar)
Social media scheduling (Meta Business Suite, Buffer or similar) and reading analytics from Meta, TikTok or Google
Automation or CRM tools (n8n, Zapier, HubSpot, GoHighLevel, ManyChat), used within platform rules and data protection law
Calendar and booking tools (Calendly or similar)
Experience writing SOPs and checklists
Experience running or moderating an online community or group
WhatsApp Business skills (quick replies, labels, broadcast lists used within the rules)
Google Business Profile or review management
Experience writing property listings that get clicks
What I Offer (USD)
Base pay of $275-$400 per month for 15-20 hours per week, depending on experience
$200 per room let and $250 per apartment let, uncapped. This includes lets that come from partners or referrals you bring in.
$150 bonus each month with 3 or more lets
Example: 2 rooms + 1 apartment + the bonus = $800 on top of your base
Payment via Wise or PayPal, with commission paid within 7 days of the tenancy starting
Paid 4-week trial with a target of 2 lets, then ongoing if it’s working
A review at the end of the trial, with your numbers: reply time, viewings booked, show-up rate and lets
A steady supply of properties and a direct line to the decision maker
Ground Rules
No spam or mass messaging. Follow platform rules and UK data protection law. Never paste tenants’ personal details into public AI tools or share them outside the agreed systems. Any tool or script you build must be explained to me and approved before it touches my accounts, sheets or tenant data, and I never share my logins with it. Never ask prospects for money, holding fees or ID documents. I handle right to rent checks, referencing and contracts. Tell me in advance about time off, and leave a handover note in the tracker if you’ll be offline. Every applicant is treated equally, regardless of nationality or background. You qualify and book, and I make all decisions on eligibility and tenancy.
