About the Role

About the Company

We are a U.S.-based real estate investment company specializing in real estate wholesaling and fix-and-flip opportunities. We are looking for an experienced Real Estate Acquisition Manager to join our team.

This is a results-driven position for someone who understands the U.S. real estate investment market, has strong negotiation skills, and can independently evaluate properties to identify profitable investment opportunities.

Our acquisition department consists of two primary roles. The Acquisition Specialist / Lead Manager is responsible for qualifying and nurturing seller leads. The Acquisition Manager takes over qualified opportunities, handles negotiations, underwrites potential deals, identifies investment opportunities through the MLS, and secures purchase contracts.
We are not looking for an appointment setter or entry-level real estate assistant. We need an experienced acquisition professional who knows how to analyze, negotiate, and close investment property transactions.

Primary Responsibilities

1. Seller Negotiations & Deal Closing
*Take over qualified seller leads from the Lead Manager.
*Communicate directly with property owners and negotiate purchase prices.
*Build rapport and establish trust with potential sellers.
*Identify seller motivation and determine opportunities to negotiate favorable purchase terms.
*Handle seller objections, particularly when sellers are asking retail market value.
*Develop negotiation strategies to bring sellers closer to investor-friendly pricing.
*Present offers and negotiate purchase agreement terms.
*Consistently follow up with sellers to move opportunities toward a signed contract.
*Secure signed purchase and sale agreements that meet company investment criteria.
*Work to convert qualified opportunities into profitable acquisitions.

2. Real Estate Underwriting & Deal Analysis

*Analyze investment properties to determine acquisition potential.
*Research comparable sales (comps) to establish accurate After Repair Value (ARV).
*Evaluate property condition and estimate renovation and repair costs.
*Calculate Maximum Allowable Offer (MAO).
*Determine potential wholesale assignment fees and fix-and-flip profit margins.
*Account for acquisition costs, closing costs, holding costs, and other expenses.
*Identify potential risks that could affect the profitability of a transaction.
*Determine whether a property meets the company's acquisition criteria.
*Provide clear recommendations on whether to pursue, negotiate, or pass on a deal.

3. MLS Deal Sourcing & Property Filtering

The Acquisition Manager will also be responsible for actively identifying potential investment opportunities through the Multiple Listing Service (MLS).

*Search MLS listings to identify potential wholesale and fix-and-flip opportunities.
*Filter properties based on company investment criteria.
*Identify distressed properties, undervalued listings, price reductions, and properties with extended days on market.
*Analyze listing prices against comparable sales and estimated renovation costs.
*Identify properties where sellers may be willing to negotiate below market value.
*Monitor new listings and price changes to identify acquisition opportunities.
*Contact listing agents and coordinate offers through the company's authorized real estate professionals.
*Maintain a pipeline of potential MLS acquisitions.
*Prioritize properties based on potential profitability and likelihood of securing favorable purchase terms.

4. Contract & Transaction Management

*Prepare and submit purchase offers.
*Negotiate contract terms and contingencies.
*Coordinate with sellers, agents, title companies, and internal team members.
*Ensure purchase agreements are completed accurately.
*Monitor contract deadlines and important transaction milestones.
*Maintain communication throughout the closing process.
*Help resolve issues that could prevent transactions from closing.

5. CRM & Pipeline Management

*Maintain accurate records of seller negotiations and acquisition opportunities.
*Document offers, counteroffers, and seller objections.
*Track all active negotiations and pending contracts.
*Update CRM records and transaction statuses.
*Provide regular updates on acquisition activity and deal progress.
*Maintain an organized pipeline of potential acquisitions from both seller leads and MLS opportunities.
