About the Role

WE’RE HIRING: Revenue Manager

Arbitrage Empire | Remote | Full-Time

Arbitrage Empire is looking for experienced Revenue Managers with extensive experience in short-term rental (STR) pricing, revenue optimization, and market analysis. We need data-driven professionals who can take ownership of pricing strategies across a large portfolio, maximize revenue, and make informed pricing decisions based on market trends and listing performance.

This is not an entry-level pricing role. We are looking for individuals who have managed pricing for 100+ short-term rental listings and can confidently make independent pricing decisions.
Key Responsibilities
1. Revenue Management & Pricing Strategy
•Develop, implement, and manage pricing strategies across a portfolio of 100+ short-term rental listings.
Take full ownership of daily pricing decisions, including base rates, minimum and maximum prices, seasonal adjustments, and discount strategies.
•Optimize rates based on demand, occupancy, booking pace, lead time, seasonality, local events, and competitor pricing.
•Balance occupancy and revenue while protecting owner profitability.
•Review and adjust pricing rules, minimum stays, last-minute discounts, weekly discounts, and other pricing customizations.
•Ensure minimum prices account for operating costs, platform fees, and applicable discounts to avoid unprofitable bookings.

2. Market & Listing Analysis
•Conduct regular market research and competitor analysis to identify pricing opportunities.
•Analyze listing performance, market positioning, and comparable properties.
•Identify underperforming listings, pricing gaps, low-demand periods, and opportunities to improve revenue.
•Investigate why listings are not receiving bookings and recommend data-driven solutions.
•Monitor market trends, local events, seasonality, and changes in demand.
•Provide recommendations on pricing adjustments based on actual performance data.

3. PriceLabs Management
•Manage and optimize pricing through PriceLabs.
•Review market dashboards, occupancy trends, booking windows, market percentiles, and comparable listing rates.
•Audit PriceLabs settings, rule sets, minimum prices, and customizations.
•Validate calculator assumptions against actual reservation payouts and operating expenses.
•Identify pricing configurations that may cause underpricing, excessive discounting, or missed revenue opportunities.

4. Performance Monitoring & Reporting
•Monitor daily pricing performance and booking pace across the assigned portfolio.
•Track key metrics, including occupancy, average daily rate (ADR), revenue per available night (RevPAN), booking conversion, and revenue performance against targets.
•Prepare regular pricing reports and highlight listings requiring immediate attention.
•Maintain clear documentation of pricing changes and the rationale behind major adjustments.
•Proactively communicate risks, opportunities, and recommended actions to management.

CEO Training & Onboarding
The selected Revenue Managers will shadow the CEO for one week to learn the company's pricing philosophy, portfolio requirements, operational standards, and revenue management expectations.

After the initial training week, the Revenue Manager is expected to independently manage their assigned portfolio, monitor market conditions, analyze listing performance, and take ownership of pricing decisions.

We are looking for someone who can move from guided training to independent execution quickly and confidently.

Qualifications & Requirements
•Extensive hands-on experience in short-term rental revenue management and dynamic pricing.
•Proven experience managing pricing for at least 100+ active listings.
•Advanced proficiency in PriceLabs, including customizations, rule sets, market dashboards, and pricing strategies.
•Strong understanding of STR market analysis, competitor benchmarking, demand forecasting, and seasonal pricing.
•Demonstrated ability to improve revenue performance through data-driven pricing decisions.
•Strong analytical skills and the ability to interpret booking data, occupancy trends, ADR, and RevPAN.
•Experience diagnosing underperforming listings and developing actionable pricing plans.
•Ability to balance occupancy growth with profitability rather than relying solely on discounts.
•High attention to detail, accountability, and the ability to work independently.
•Strong written communication skills and the ability to explain pricing decisions clearly.

What We’re Looking For
We need revenue managers who do more than adjust nightly rates. You should understand why a property is or is not booking, how its pricing compares with the market, and what adjustments will improve performance without sacrificing profitability.

You should be comfortable managing a high-volume portfolio, making independent decisions, identifying pricing issues before they become client complaints, and continuously improving the company's revenue management process.

Application Requirements

Please include the following in your application:
1. A summary of your short-term rental revenue management experience.
2. The number of listings you have personally managed for pricing.
3. Your experience with PriceLabs and other revenue management tools.
4. Examples of how you improved occupancy, ADR, or overall revenue.
5. Your approach to analyzing listings that are not getting bookings.
6. Your expected monthly salary and availability.
7. Important: Applicants must have direct, hands-on experience managing pricing for 100+ listings. General property management experience without substantial revenue management responsibility will not be sufficient.
8. If you have the experience, analytical ability, and confidence to own pricing decisions across a large STR portfolio, we want to hear from you.
