Airbnb VA & Revenue Manager - Guest Messaging + Pricing (17 London Listings)

We are looking for an experienced, highly rated Airbnb / short-term rental Virtual Assistant with a strong focus on REVENUE MANAGEMENT for our 17 Airbnb listings in London. This is a long-term, full-time role with 7-day guest messaging cover (including overnight UK time).

Revenue management (key focus):

• Daily pricing and minimum-stay optimisation using PriceLabs (or similar dynamic pricing tools)
• Monitor occupancy, ADR and RevPAR for every listing and act on the numbers
• Track competitors and market demand (events, seasonality) using AirDNA and Airbnb search
• Fill calendar gaps and orphan nights; manage last-minute and long-stay discounts
• Optimise listing titles, photos order and descriptions to improve ranking and conversion
• Weekly performance report with clear recommendations to increase revenue

Virtual assistant / guest communications:

• Reply quickly to all guest enquiries and messages through Hospitable
• Check-in support and handling guest issues and complaints professionally
• Coordinate with our cleaners and maintenance contractors to keep turnovers on track
• Protect our 5-star reviews and respond to reviews

Requirements:

• Proven Airbnb revenue management results (please give examples of revenue/occupancy you have improved)
• Hands-on PriceLabs and Hospitable experience strongly preferred
• Excellent written English and strong numbers/Excel skills
• Reliable internet and power backup
