We work closely with property investors, estate agents, landlords and developers to identify, negotiate and secure profitable property investment opportunities.

We are looking for a motivated, commercially minded and proactive Property Investment & Deal Sourcing Executive to join our expanding team.

Key Responsibilities

1. Property Sourcing & Agent Relationships

Proactively call estate agents daily to identify investment opportunities.

Build and maintain strong relationships with local estate agents.

Book and coordinate property viewings.

Follow up with agents regarding offers, price reductions and new opportunities.

Identify motivated sellers and distressed property sales.

Source off-market opportunities through direct-to-vendor approaches and property research.

2. Deal Analysis & Investment Appraisals

Analyse residential property deals to assess profitability.

Calculate rental yields, return on investment (ROI) and potential cash flow.

Research comparable sales to establish accurate end values (GDV).

Assess local rental demand and achievable market rents.

Identify properties suitable for BRRR, buy-to-let and refurbishment strategies.

Prepare clear investment breakdowns for management and potential investors.

3. Refurbishment Cost Estimation

Assess properties to identify required refurbishment works.

Estimate renovation costs, including kitchens, bathrooms, electrical works, plumbing, roofing and general repairs.

Work with contractors and project managers to obtain accurate refurbishment quotations.

Factor renovation costs into deal analysis to determine investment viability.

4. Auction & Off-Market Opportunities

Research auction catalogues and identify investment opportunities.

Review auction legal packs to identify relevant property information, ownership details and potential risks.

Research Land Registry information and publicly available ownership records to identify potential vendors.

Contact property owners and landlords to explore potential off-market purchases.

Monitor property portals and other sourcing channels for new opportunities.

5. Negotiation & Deal Progression

Negotiate purchase prices with estate agents and vendors.

Submit offers and follow up consistently.

Track deals from initial enquiry through to offer acceptance.

Maintain accurate records of opportunities, agent conversations and follow-ups.

Work closely with the directors to secure profitable investments.

What We're Looking For

Essential Skills

Excellent telephone communication skills and confidence speaking with estate agents.

Strong negotiation and relationship-building skills.

Good numerical ability and confidence analysing financial figures.

Highly organised with excellent follow-up skills.

Proactive, self-motivated and target-driven.

Strong attention to detail.

Ability to manage multiple opportunities simultaneously.

Comfortable using Excel, Google Sheets and property portals.

Desirable Experience

Previous experience in property sourcing, estate agency, sales or property investment.

Understanding of buy-to-let and BRRR investment strategies.

Experience estimating property refurbishment costs.

Knowledge of North East England property markets.

Familiarity with Rightmove, Zoopla, Land Registry and property auction platforms.

Experience reviewing auction legal packs.

Make consistent daily calls to estate agents and potential vendors.

Generate a strong pipeline of investment opportunities.

Arrange regular property viewings.

Identify deals that meet our investment criteria.

Produce accurate deal appraisals with realistic refurbishment costs and end values.

Negotiate competitive purchase prices.
