About the Role

Real Estate Property Management | Full-Time | Remote

Who We Are

We are a growing U.S. real estate investment and property management company looking for an outstanding Guest Card Coordinator to join our team.

We manage rental properties and receive inquiries every day from people interested in renting our apartments and houses. We need someone who can turn those inquiries into real conversations, scheduled showings, and rental applications.

We are NOT looking for someone who simply copies and pastes responses. We want someone who knows how to communicate with people, build interest, and get results.

What You Will Do

Monitor and manage incoming guest cards and leasing leads in AppFolio.

Respond to rental inquiries quickly through text, email , and other communication channels.

Follow up with prospects who don't respond to the first message.

Keep conversations going naturally and encourage prospects to take the next step.

Help prospects understand the property's features, availability, pricing, and rental process.

Answer questions, address concerns, and help overcome common objections.

Convert inquiries into scheduled property tours and rental applications.

Maintain accurate notes and update prospect records in AppFolio.

Follow up consistently with interested prospects until they rent, decline, or are no longer viable leads.

Track results, identify opportunities to improve conversion rates, and suggest better ways to communicate with prospects.

The Most Important Requirement: Excellent Communication Skills

We need someone whose written English sounds natural, friendly, casual, and confident.

Our prospects should feel like they are talking to a real person who wants to help them find a home—not a scripted customer service representative.

You should be comfortable using conversational language, asking engaging questions, and adapting your tone to the person you're talking to.

For example, we don't want a response like:

"Dear Prospective Tenant, thank you for your inquiry regarding our available rental property. Please advise if you would like additional information."

We want someone who can communicate more naturally, such as:

"Hey John! Yep, this one's still available. Are you looking to move pretty soon, or just starting to check out your options? I can help you figure out if this place might be a good fit!"

You must know how to get people talking, build rapport, and move a conversation forward without being pushy.

If your communication style is overly formal, rigid, or dependent on canned scripts, this position probably isn't for you.

Who We Are Looking For

Excellent written and spoken English.

A friendly, outgoing personality and natural conversational style.

Strong sales instincts and the ability to influence people through communication.

Experience in sales, appointment setting, leasing, lead generation, or customer engagement.

Persistence and consistency with follow-up.

Strong organizational skills and attention to detail.

Ability to work independently and take ownership of results.

Comfortable learning software and managing multiple leads simultaneously.

Reliable internet connection and a professional work environment.

Willingness to work U.S. business hours as required.

Experience with AppFolio, property management, or U.S. residential leasing is a plus, but we are willing to train the right person.

How We Measure Success

Your success will be measured by results, including:

Speed of response to new inquiries.

Percentage of prospects who respond to our messages.

Number of meaningful conversations started.

Tours scheduled and applications generated.

Consistency and quality of follow-up.

Accuracy of AppFolio records.

We care about results, not just how many messages you send.

What We Offer

Long-term opportunity with a growing U.S. real estate company.

Clear expectations and performance goals.

Training on our properties, processes, and systems.

Opportunity to grow with the company as you demonstrate your abilities.

A team environment where initiative, ideas, and ownership are valued.

Compensation will depend on experience, communication skills, and demonstrated ability.

How to Apply

We want to see how you actually communicate, so please follow these instructions carefully.

1. Tell us about yourself. Briefly describe your experience in sales, leasing, appointment setting, or customer communication.

2. Answer this scenario:

A prospect submits an inquiry about one of our two-bedroom apartments. You respond that the apartment is available, but they never reply.

Write the text message you would send to get the conversation started again.

Don't give us a generic template. Write what you would genuinely send to a real person.

3. Tell us about your sales experience. Give us an example of how you convinced an unresponsive or hesitant prospect to take the next step.

4. Include a short voice recording or video introduction so we can hear how you communicate in English.

We are looking for someone who is personable, confident, proactive, and naturally good with people.

If you know how to turn an inquiry into a conversation and a conversation into action, we want to hear from you!
