BTX HOMES SOLUTIONS
Part-Time Multifamily Acquisition Coordinator
Remote | North Carolina Investment Focus | Initial 90-Day Contract
About BTX Homes Solutions
BTX Homes Solutions is building a multifamily acquisition business focused on purchasing small apartment properties throughout North Carolina. Our strategy emphasizes 10–60 unit properties, owner-direct opportunities, creative financing and long-term cash flow.
We are seeking a dependable, organized acquisition coordinator who can run the daily acquisition workflow with minimal supervision.
Primary objective
Build and manage a consistent pipeline of qualified multifamily acquisition opportunities, with a preferred purchase price of $2,000,000 or less, while identifying sellers open to seller financing and other creative acquisition structures.
Responsibilities
Research North Carolina multifamily markets and identify properties with 10–60 units.
Build owner lists using county tax records, GIS systems, property records, public data and approved real estate databases.
Identify long-term owners, vacant or underperforming properties, estate-related opportunities and potential seller-financing candidates.
Contact owners and brokers by phone, email and other legally permitted methods.
Maintain consistent follow-up and document every interaction in the CRM.
Request asking prices, rent rolls, trailing 12-month operating statements, occupancy data and information about property condition.
Screen properties using the company buy box and underwriting spreadsheet.
Ask sellers whether they would consider installment payments, seller financing or other flexible sale terms.
Research potential commercial lenders, asset-based lenders and prospective joint-venture capital partners.
Coordinate preliminary property management estimates, inspections and professional due diligence after authorization.
Deliver a weekly acquisition report showing pipeline status, deal economics, financing possibilities and next actions.
Improve written procedures and eventually help recruit and train additional team members.
Required skills
Strong written and spoken English.
Excellent organization and follow-through.
Experience with real estate research, lead generation, acquisitions, property management or commercial real estate.
Comfortable using spreadsheets, CRM systems, email and online public records.
Ability to learn basic multifamily underwriting, including gross rent, operating expenses, NOI, debt service and cash flow.
Professional phone manner and respectful negotiation skills.
Ability to work independently and report measurable results.
Performance expectations
During the first 30 days, the coordinator must establish the CRM, build the initial owner database, begin outreach, create follow-up routines and demonstrate accurate property screening.
By day 60, the coordinator should have active owner conversations, financial documents on interested properties and preliminary financing research.
By day 90, the coordinator should have a repeatable acquisition process and a documented pipeline of qualified opportunities.
Initial planning targets include 50–100 new owner records researched per week, 40–60 owner outreach attempts, 40–60 follow-up attempts and approximately 10 properties screened financially.
Targets will be adjusted to match working hours, list quality and actual results. Qualified opportunities matter more than raw activity.
Compensation and working arrangement
Part-time contractor engagement, initially approximately 10–15 hours per week.
Proposed starting budget: $400–$600 per month for the initial scope, subject to candidate experience, hours and agreed deliverables.
Paid trial with defined milestones before extending the engagement.
Any incentive or success fee must be agreed in writing and reviewed for legal compliance before implementation.
Authority and reporting
The coordinator may conduct approved research, outreach, follow-up and preliminary analysis independently. The coordinator may not sign purchase contracts, commit company funds, incur unapproved expenses, promise investor returns or bind the company to financing or partnership agreements.
The coordinator reports directly to the owner through a concise weekly dashboard and escalates only material decisions requiring approval.
