General Manager / Senior VA, Short-Term Rentals

EXPERIENCED CANDIDATES ONLY. You must have held a General Manager or Operations Manager role before. This is not an entry-level or standard VA job.

Summary
We need a General Manager to own day-to-day operations of our 20+ holiday-home apartments in Dubai. You run the team, hold people accountable, handle escalations and take work off the founder's plate. We want someone who brings decisions, not questions. When something goes wrong, you come with what happened, what you did, and what you recommend.

Responsibilities

• Own daily operations across guest communication, cleaning, maintenance and admin
• Manage the VAs and coordinate the on-ground Cleaning Manager and contractors
• Set priorities, check work, and hold the team accountable to deadlines and standards
• Handle escalations: guest complaints, access problems, damage, refunds, platform issues
• Keep ClickUp clean and up to date; make sure nothing gets dropped
• Monitor reviews, ratings and response times; fix the root cause of problems
• Write and improve SOPs and train new team members
• Spot recurring issues and fix the process, not only the symptom
• Send the founder a short daily or weekly report with numbers, issues and decisions made
• Proactively take tasks off the founder without waiting to be asked

Must-haves

• Previous role as General Manager or Operations Manager (short-term rentals strongly preferred)
• Minimum 3 years managing teams and operations
• Strong experience with Airbnb, ---------- and a PMS such as Guesty
• Experience managing remote teams and holding people accountable
• Strong written English and clear decision-making
• Comfortable with ClickUp or similar project tools
• Able to work Dubai business hours (GMT+4) and handle urgent issues outside them

Nice-to-haves

• Experience with Dubai or UAE holiday homes and DTCM / building rules
• Experience using AI tools to run operations (ChatGPT, AI messaging agents)
• PriceLabs or revenue management knowledge
• Experience building SOPs and hiring/training VAs

Pay
USD 1,200 to 1,500 per month, depending on experience

Schedule
Full time, aligned to Dubai time (GMT+4). Must be reachable for urgent escalations.
