Part-time remote operations lead for a small US-based vacation rental business (Hospitable, PriceLabs, Airbnb, VRBO).

SCHEDULE: Up to 8 hours a week on your own schedule. Log in at least 5 days a week, plus regular video check-ins at a time that works for both of us.
PAY: US$325 flat monthly retainer for up to 8 hours a week, rising to US$350 after a successful 90-day trial. Extra projects approved in advance are paid at US$9 an hour.

ABOUT THE ROLE
We're a small US-based vacation rental business with three homes. We're looking for an experienced operator to own the business side of our rentals: pricing, listing performance, maintenance, supplies, bookkeeping, workflows, and compliance. The owner handles guest communications and on-site improvements. You'll bring market insight, catch problems before guests do, and make decisions within agreed limits.

WHAT YOU'LL OWN

Every time you log in:

• Review guest message threads and act on anything operational, such as maintenance, supplies, or cleanliness
• Check cleaners' turnover photos for quality and flag issues

Weekly:

• Review pricing and booking pace in PriceLabs and adjust within agreed limits
• Coordinate maintenance and repair vendors: quotes, scheduling, and follow-up
• Track inventory and order supplies
• Review guests and reply to guest reviews
• File damage claims with full documentation
• Send a short weekly update with priorities and decisions needed

Monthly:

• Update listings for the season and perform best-practice listing optimization strategies
• Record income and expenses in bookkeeping software (Wave) and prepare owner statements
• Track lodging tax, permit, and compliance deadlines
• Research the market and send a short report with three recommendations to improve performance

Ongoing:

• Keep procedures current in Notion and improve workflows and automations

YOU'LL BE A FIT IF YOU HAVE

• The desire to continuously improve guest experience and revenue
• 2+ years of short-term rental operations experience on Airbnb and VRBO
• Hands-on experience with dynamic pricing (PriceLabs or similar) and listing optimization
• Basic bookkeeping experience
• Confidence making decisions and explaining your reasoning
• Strong written English and close attention to detail

PAY AND TIME OFF

• US$325 per month flat, paid in US dollars on a fixed schedule
• Raise to US$350 after a successful 90-day trial, then a yearly review
• Extra projects outside this list, approved in advance, paid at US$9 an hour
• Log your hours for the first 90 days so we can size the role together
• Your country's public holidays, plus 2 weeks of paid time off a year
