Title: Construction Finance Analyst (Project Accounting)

Type: Full-time

About Suffren Financial

Suffren Financial is a construction-focused accounting and fractional CFO firm for residential homebuilders and small real estate developers. We act as the outsourced finance department for builders running multiple ground‑up projects per year.

The Construction Finance Analyst is the person who turns messy builder data into clean, project‑level financials and lender‑ready reporting. You’ll live in the numbers: job costing, WIP, draws, and project P&Ls.

You do not need to be a construction accounting expert on day one. We have a defined way we want things done and will train you on our playbooks, cost‑code structure, and reporting templates. What we care about most is that you are sharp, coachable, and obsessive about getting the details right.

You’ll report to our Fractional CFO / Lead Accountant and work inside our proprietary construction finance system.

What you’ll do

Day to day, you will:

  • Set up new projects in our internal system and QuickBooks (entities, cost codes, budgets, loan details).
  • Perform detailed job costing: code vendor invoices, credit card charges, and payroll to the correct project and cost code.
  • Reconcile bank, credit card, and loan accounts weekly and clear discrepancies.
  • Maintain project‑level P&Ls, WIP schedules, and draw/loan tracking for each active job.
  • Prepare lender- and investor‑ready packages: project reports, portfolio summaries, and supporting schedules.
  • Support cleanup/onboarding projects (often year‑end or multi‑year): reconstruct prior‑year project financials from bank statements, invoices, and existing books.
  • Coordinate with clients’ controllers/bookkeepers to gather missing documentation and clarify transaction coding.
  • Flag margin issues, budget overruns, and anomalies for the CFO to review with the client.
  • Document processes and checklists so the work can be repeated consistently across clients.

What success looks like (first 90 days)

  • Close month‑end for assigned clients within 5–7 business days with >99% of transactions coded.
  • Deliver WIP / project P&Ls and lender packages on or before agreed deadlines.
  • Keep unreconciled items older than 30 days to an agreed low threshold.
  • Ask good questions, follow the playbook, and reduce rework from the CFO/Lead Accountant.

Requirements

  • 1–3+ years in accounting or finance (public, private, or bookkeeping).
  • Working knowledge of QuickBooks Online and Excel/Google Sheets.
  • Comfortable reconciling accounts and working with large volumes of transactions.
  • Coachable and process‑driven: you follow a proven workflow, take feedback well, and improve fast.
  • High attention to detail; you like reconciling things until they tie to the penny.
  • Self‑directed in a remote environment; you can manage a recurring monthly workload without hand‑holding.

Nice to have

  • Experience with residential homebuilders, GCs, or small real estate developers.
  • Exposure to job costing, WIP, percentage‑of‑completion, or project‑based P&Ls.
  • Familiarity with construction draws, lender packages, or investor reporting.

If that matches how you like to work and you want to specialize in construction finance, we’d like to talk.
