ABOUT THE COMPANY
We are a Brisbane-based design and construct builder specialising in high-end residential homes. Our projects are detailed, design-driven and require a high level of accuracy, coordination and professionalism.
We operate with structured systems, clear processes and a strong focus on quality. We are seeking an experienced estimator who can integrate into our workflow and deliver precise, reliable outcomes.

ROLE OVERVIEW
We are looking for a highly experienced Construction Estimator with advanced Buildxact capability to support our team on a per-project basis.
You must be confident working independently, interpreting drawings, and producing accurate, buildable costings and construction schedules aligned with Australian standards.
You will be responsible for taking projects from concept or working drawings through to a fully built-out estimate, construction program and procurement setup within Buildxact.
This is a project-based engagement with ongoing work available for the right candidate.

KEY RESPONSIBILITIES
Estimating

• Prepare detailed and accurate cost estimates using Buildxact and based on Brisbane/Australian Material, labour and supply rates
• Interpret architectural drawings, engineering and specifications
• Build full cost breakdowns including labour, materials, preliminaries, and allowances (PC/PS)
• Apply appropriate markups and ensure alignment with company pricing structure
• Identify missing scope, risks, and cost gaps early

cost planning and market pricing

• Develop and maintain accurate cost allowances based on Brisbane market rates
• Validate supplier and subcontractor pricing against current market conditions
• Ensure all estimates reflect realistic labour, material, and trade costs
• Adjust pricing based on specification level and project complexity
• Provide commercial input and recommendations, not just follow instructions

Buildxact management

• Set up and structure projects correctly within Buildxact
• Create well-organised cost categories and coding
• Ensure estimates are clean, logical and easy to review buildxact recipes and systems
• Build and maintain structured Buildxact recipes for all major trade scopes
• Break down recipes into labour, materials and subcontract components
• Apply correct quantities, productivity rates and wastage factors
• Update recipes based on real supplier and subcontractor pricing
• Ensure consistency and accuracy across all estimates using standardised systems construction Scheduling
• Develop detailed construction schedules within Buildxact
• Sequence trades correctly based on Australian residential construction practices
• Allow for realistic durations, lead times, and dependencies

Procurement and purchasing

• Manage procurement process from estimate to construction readiness
• Prepare and issue RFQs to suppliers and subcontractors
• Clearly define scope when requesting pricing to avoid gaps
• Analyse and compare quotes, providing recommendations
• Create and issue purchase orders within Buildxact
• Align procurement with budget and construction program coordination
• Communicate clearly with our internal team regarding assumptions, gaps, and risks
• Flag discrepancies between drawings, specifications, and pricing
• Work efficiently to meet agreed timeframes

REQUIRED EXPERIENCE AND SKILLS

• Proven experience as a construction estimator (minimum 3–5+ years)
• Advanced experience using Buildxact (essential)
• Strong understanding of construction costs in Brisbane or similar Australian markets
• Strong experience using Buildxact (this is essential)
• Experience estimating residential construction projects (high-end preferred)
• Ability to read and interpret architectural and engineering drawings
• Strong understanding of construction sequencing and trade scopes
• Experience creating construction schedules
• Experience with procurement, RFQs and purchase orders
• High attention to detail and accuracy
• Strong English communication skills (written and verbal)
• Ability to work independently without constant supervision

PREFERRED EXPERIENCE

• Experience with Australian construction standards and terminology
• Experience working with builders or design and construct companies
• Understanding of PC and PS allowances
• Familiarity with take-offs and quantity estimation

• Project-based work (not full-time employment)
• Paid per project or agreed milestone basis
• Ongoing pipeline of work for the right candidate
• Flexible working hours, but must meet agreed deadlines
