Director of Real Estate Sales
Confidential employer
Position Overview:
Apollo & Rose Capital Inc. (“ARC”) is seeking an experienced, highly motivated Real Estate Sales Broker Manager to lead, develop, and drive production within ARC’s Real Estate Financing Division. This is a full-time, remote, Salary-Based position designed for a proven sales professional who understands U.S. real estate investment financing and possesses the leadership ability to convert opportunities into funded transactions while developing a high-performing sales organization.
The successful candidate must possess substantive working knowledge of U.S. real estate investment financing, including Fix & Flip Loans, Debt Service Coverage Ratio (“DSCR”) Loans, Ground-Up Construction Loans, and Bridge Loans.
This position requires considerably more than general sales experience. ARC is seeking an individual who understands real estate investors, can evaluate and discuss investment transactions intelligently, can identify the appropriate financing product based upon a borrower’s objectives and transaction structure, and can effectively manage sales representatives through the entire financing pipeline.
Compensation & Earning Potential
Base Salary: $2,000.00 USD, starting out.
This range reflects current representative earnings and is not a guarantee of future compensation. A Sales Broker Manager with strong personal production, effective pipeline management, repeat investor relationships, and a productive sales team has the opportunity to exceed this range because commissions and earnings are uncapped.
Essential Responsibilities:
The Real Estate Sales Broker Manager will be responsible for both sales leadership and revenue production. The Manager will oversee real estate financing opportunities from initial prospect contact through qualification, application, lender/program matching, transaction progression, and closing while ensuring accurate and timely CRM documentation. MUST close Five (5) Clients in the first two weeks.
Primary responsibilities include developing and managing a pipeline of real estate investors, developers, builders, landlords, brokers, wholesalers, and other qualified prospects; conducting financing discovery calls; evaluating borrower objectives and transaction characteristics; explaining appropriate financing solutions; maintaining disciplined follow-up; and working collaboratively with ARC Operations and lending partners to advance qualified transactions toward funding. DO NOT APPLY IF YOU DO NOT HAVE A PROVEN TRACK RECORD OF UNITED STATES REAL ESTATE SALES.
The Manager will also be expected to lead and develop ARC’s Real Estate Sales Representatives, establish performance expectations, review pipelines, monitor follow-up activity, coach representatives on sales execution and product knowledge, identify stalled opportunities, conduct regular accountability meetings, and drive measurable production throughout the division.
Required Real Estate Financing Knowledge:
Candidates MUST possess demonstrable knowledge and practical understanding of the following four core financing products:
1. Fix & Flip Loans — Candidates must understand acquisition and rehabilitation financing for investment properties, including purchase price, rehabilitation budget, after-repair value (“ARV”), loan-to-cost (“LTC”), loan-to-value/after-repair-value considerations, borrower experience, liquidity, exit strategy, and short-term investment financing structures.
2. DSCR Loans — Candidates must understand rental-property financing based primarily upon property cash flow and debt-service coverage, including the DSCR calculation, rental income, PITIA/debt-service considerations, LTV, property type, purchase versus refinance transactions, and common investor qualification considerations.
3. Ground-Up Construction Loans — Candidates must understand financing for new residential investment construction, including land acquisition or ownership, construction budgets, project costs, completed value, borrower/developer experience, draw structures, construction timelines, liquidity, and exit strategies.
4. Bridge Loans — Candidates must understand short-term real estate financing used to bridge acquisitions, refinances, property stabilization, liquidity events, and other time-sensitive investment transactions, including collateral, leverage, term, repayment strategy, and exit planning.
Sales Leadership & Management:
The Real Estate Sales Broker Manager will establish and maintain a performance-driven sales culture built upon responsiveness, professionalism, accountability, accurate product knowledge, disciplined follow-up, and measurable results.
The Manager will be expected to monitor representative activity and performance across critical metrics, including:
Lead Contact → Discovery → Pre-Qualification → Application → Documentation → Program/Lender Match → Submission → Term Structure → Closing → Funded Transaction → Repeat Business/Referral
The Manager must ensure that sales representatives understand that the objective is not merely to generate activity, but to create qualified opportunities and funded transactions.
Investor & Referral Relationship Development:
The Manager will actively develop relationships with real estate investors, developers, builders, landlords, real estate brokers and agents, wholesalers, property managers, contractors, investor organizations, and other appropriate referral sources.
ARC places significant emphasis on developing repeat borrowers. Accordingly, the Manager should be capable of turning an initial transaction into a long-term financing relationship by understanding the investor’s acquisition strategy, portfolio objectives, future projects, and anticipated financing requirements.
CRM & Pipeline Accountability. The successful candidate must be comfortable operating within a structured CRM environment and will be responsible for ensuring that all leads, communications, appointments, applications, documents, follow-ups, transaction stages, and material developments are accurately recorded within ARC’s designated systems.
The Manager will work closely with Operations to maintain an orderly Sales-to-Operations handoff and ensure that qualified transactions contain the information necessary for efficient processing.
Professional & Compliance Standards. The Real Estate Sales Broker Manager must maintain professional, accurate, and compliant communications with prospective borrowers, clients, referral partners, lenders, and ARC personnel.
Representatives must never guarantee loan approval, interest rates, leverage, appraisal values, loan amounts, closing dates, funding, construction draws, or other lender decisions. Financing terms are subject to applicable underwriting, lender requirements, transaction characteristics, documentation, and applicable law.
The Manager is responsible for reinforcing these standards throughout the Real Estate Sales Team.
Required Qualifications:
The ideal candidate will have demonstrated experience in real estate investment lending, private lending, hard-money lending, commercial mortgage brokerage, real estate finance, or a closely related field, together with a proven record of sales production and leadership.
Candidates should possess excellent communication and negotiation skills; strong knowledge of investment-property transactions; experience managing pipelines and sales personnel; the ability to communicate confidently with sophisticated investors and developers; proficiency with CRM systems; strong organizational discipline; and the ability to work independently in a remote environment.
Experience developing referral relationships and repeat-investor business is strongly preferred.
