Part-Time U.S Real Estate Cold Call/Lead Generation- Potential Longterm
Confidential employer
I am a licensed real estate professional in Massachusetts looking for an experienced, reliable Virtual Assistant to help grow my real estate business in Western Massachusetts.
This is a part-time position to start (approximately 10–15 hours per week) with the opportunity for increased hours and long-term work as the business grows.
Your primary responsibility will be identifying and qualifying homeowners who may be interested in selling their property and scheduling qualified conversations with me.
This is NOT a high-pressure sales position. I want someone who sounds natural, friendly, confident, professional, and comfortable speaking with U.S. homeowners.
Your responsibilities will include:
- Using PropStream to research and organize property-owner leads
- Working targeted lists including high-equity owners, absentee owners, tired landlords, vacant properties, distressed/fixer properties, expired listings, and other approved seller lead types
- Reviewing contact information and required DNC/compliance indicators before outreach
- Making outbound calls to approved leads
- Following my provided scripts while still sounding conversational and natural
- Identifying seller motivation, property condition, timeline, occupancy, price expectations, and other basic qualifying information
- Scheduling qualified seller appointments/callbacks with me
- Following up with warm leads on scheduled dates
- Maintaining detailed and accurate notes for every meaningful conversation
- Keeping the CRM/lead tracker organized and updated
- Sending me immediate notifications when a HOT seller lead is identified
- Providing an end-of-day report showing calls, conversations, leads, appointments, follow-ups, and important notes
I am specifically looking for someone who:
- Has previous U.S. real estate cold-calling or appointment-setting experience
- Speaks excellent conversational English
- Sounds comfortable and natural speaking with Americans
- Is confident handling objections without being aggressive
- Has experience speaking with motivated sellers
- Understands the difference between a cold lead, warm lead, qualified lead, and appointment
- Has experience with PropStream or can demonstrate strong knowledge of similar real-estate lead-generation software
- Has CRM/data-entry experience
- Takes extremely detailed notes
- Is dependable and follows up when promised
- Has reliable high-speed internet
- Has a quiet professional working environment
- Can work during agreed-upon U.S. Eastern Time hours
Experience with multifamily properties, investors, wholesalers, distressed-property leads, absentee owners, landlords, and Massachusetts/New England real estate is a PLUS.
IMPORTANT — Role boundaries
You will be working as my lead-generation/appointment-setting assistant.
You will NOT negotiate real-estate transactions, determine property values, recommend listing prices, quote commissions, interpret contracts, provide legal advice, or represent yourself as a licensed real-estate agent.
Qualified leads will be transferred to me for the actual real-estate conversation.
Training
I have created a detailed VA Operations Manual containing our workflow, scripts, lead qualification system, call dispositions, follow-up procedures, recordkeeping requirements, and lead-handoff process.
You will be trained on my system before working independently.
How to apply
Please include ALL of the following in your application:
1. How many years/months have you worked in U.S. real estate?
2. Describe exactly what you did in your previous real-estate position.
3. Have you cold-called homeowners or motivated sellers before? What types of leads?
4. Have you used PropStream? If yes, explain what you used it for.
5. What CRM and dialer systems have you used?
6. Approximately how many outbound calls/conversations did you handle during a normal shift?
7. How did your previous employer determine whether a seller was a qualified lead?
8. Are you comfortable working part-time during U.S. Eastern Time?
9. What is your requested hourly rate?
10. Please submit a 60–90 second voice recording answering this scenario:
You call a homeowner named Michael who owns a two-family property in Springfield, Massachusetts. You introduce yourself and Michael responds:
“Another investor? I’m not giving my house away. Stop wasting my time.”
Respond exactly how you would if this were a real call.
Please do NOT read a generic cold-calling script. I want to hear how you naturally communicate.
Finally, put the words “SPRINGFIELD SELLER” at the very beginning of your application so I know you read the entire job description.
Applications without the phrase and voice recording will not be considered.
I am looking for someone who wants a long-term position and the opportunity to grow with my real-estate business, not someone looking for a temporary project.
