About the Role

We are a permitting company that files residential building permits with North Carolina jurisdictions. Part of what we provide clients is the site plan and supporting drawings required for submittal. We need a drafter to produce those drawings.

This is not architectural or engineering design. You will not be sealing anything or performing structural work. The drawings are the type a jurisdiction accepts without a licensed design professional: site plans showing property lines, setbacks, structure footprint, driveways, easements, septic and well locations, simple floor plans, and plan markups.

Work comes in as projects, not on a fixed schedule. Some weeks will have several drawings, some will have none. You are paid per drawing at an agreed rate (generally $25-$50).

What you will do

Draft residential site plans from survey data, plats, county GIS, and owner-provided information
Label setbacks, dimensions, lot coverage, and required notes per the jurisdiction's site plan checklist
Prepare simple floor plans and layouts for permit submittal
Mark up and revise plan sets in Bluebeam
Revise drawings based on plan review comments from the city or county
Deliver files in PDF and native format, named and organized as instructed

Requirements

2+ years of CAD drafting experience, AutoCAD required
Bluebeam Revu experience, or willingness to learn it quickly
Able to read plats, surveys, and county GIS data and translate them into a scaled drawing
Careful with dimensions, scale, and labeling. Permitting rejections over small errors cost us money and time
Good written English. All communication is by email
Reliable internet and your own computer with licensed software
Available during US Eastern time business hours for questions
Prior experience drafting for US permit submittals
Familiarity with North Carolina or Southeast US residential codes and zoning terms
Experience with county GIS portals

How to apply

Send the following:

Your portfolio or 2 to 3 sample site plans you have drafted. Redact client information if needed.
Your per-drawing rate for a standard residential site plan
Your typical turnaround time for one site plan
A one-paragraph description of your process when you receive a survey and are asked to produce a site plan
Confirm what software you own and the version

Applications without work samples will not be reviewed. Put "NC SITE PLAN" in your subject line so I know you read the posting.
