Real Estate Cold Caller ($2/hr + $500 Closing Bonus)

We are looking for an aggressive, highly experienced Real Estate Cold Caller / Acquisition VA to help us find off-market apartment buildings in the United States. Your primary goal will be to identify multi-family properties, track down owners, and find out if they are interested in selling.

This is a performance-driven role for someone who loves the thrill of the hunt and wants to make significant money through closed deals.
Hours: Full-time, Eastern Standard Time (EST) business hours.

Tools Provided: We provide the dialer software and the initial lead lists.

*Bonus Opportunity: If you are skilled and comfortable with online searching, you will also have the option to use Google Maps, social media, and internet research to uncover additional hidden leads on your own.

Key Responsibilities: Cold Calling: Make cold outbound calls to property owners using our dialer, pitch our buying criteria, and build quick rapport.

Document Collection: Filter out unmotivated sellers. For highly interested landlords, you will be responsible for requesting initial financial documents, specifically the Rent Roll and T12 (Trailing 12 Months profit/loss statement)

Lead Generation & Scraping (Optional/Plus): Source extra apartment buildings and landlord contact info using Google Maps and social media. CRM Management: Accurately log call notes, lead status, and property details.

Required Qualifications: Proven experience cold calling US landlords, property owners, or multi-family investors (Mandatory). Strong understanding of real estate wholesaling or acquisitions. Familiarity with real estate financial terms (Rent Rolls, T12, NOI).

High-speed internet, a reliable backup internet connection, a computer, a noise-canceling headset, and a quiet workspace. Flawless English communication skills with a confident, persuasive phone presence

Compensation & Perks: Base Salary: $2.00 per hour ($80.00 USD per week) + $500.00 cash bonus per closed deal that originates from your lead.
