We are currently looking for a Land Comps Specialist (Vacant Land Pricing Analyst) to support our acquisitions process. This role is responsible for researching vacant land properties, analyzing comparable sales, and helping determine realistic offer prices based on actual market conditions.
This is not a sales role. It is a research and analysis role. You will spend most of your time reviewing data, pulling comps, working in spreadsheets, and documenting pricing logic clearly so decisions can be made quickly and confidently.
This position is best suited for someone who enjoys detailed research, working with numbers, and following structured systems.
What you’ll be responsible for:
Reviewing vacant land parcels that our team is evaluating for purchase
Researching recent comparable land sales in the same county or nearby areas
Analyzing acreage, access, location, pricing trends, and market activity
Calculating price-per-acre and identifying conservative value ranges
Flagging potential risks or inconsistencies in data
Recording comps, notes, and pricing logic clearly in spreadsheets or CRM
Supporting the acquisitions team with accurate, well-documented pricing analysis
What we are looking for:
Previous experience with real estate research, land comps, or property analysis
Strong attention to detail and ability to work consistently
Comfortable using spreadsheets and online research tools
Ability to follow pricing rules and avoid speculation or emotional valuation
Reliable computer and internet connection
Familiarity with land platforms such as LandPortal is a big plus, but not required

Compensation:
$4 per hour
$100 bonus for every deal that successfully closes

Test 4 – Attention to Detail
Two vacant lots recently sold in the same county:
Lot A: 2.1 acres sold for $29,400
Lot B: 3.4 acres sold for $44,200
Calculate the approximate price per acre for each lot and explain which one would be more relevant when pricing a 2.5-acre parcel, and why.
