TITLE: Revenue Manager — Short-Term Rentals | PriceLabs | 50+ Doors

Type: Independent contractor, long-term, part-time (4 hours/day, Mon–Fri)
Location: Fully remote — must overlap at least 2 hours with US Eastern Time
Salary: $500/month to start, reviewed at 90 days. Increases tied to portfolio performance.

ABOUT US
LUXSTAYUSA manages luxury short-term rentals across the Outer Banks (North Carolina), Snowshoe (West Virginia), Las Vegas and several other US markets. Our flagship is The Three Authors — three oceanfront estates in Corolla, NC. These are not $90-a-night listings. Peak weeks run into five figures, and pricing them badly is expensive in both directions.

THE ROLE
You own pricing. Not "help with pricing" — own it. You'll run PriceLabs across the portfolio, watch pacing against target, and be the person who explains every week why revenue is where it is.

WHAT YOU'LL DO

  • Configure and maintain PriceLabs across all properties: base rates, minimum stays, seasonal profiles, day-of-week adjustments, far-out premiums, last-minute discount curves, orphan-gap rules
  • Monitor occupancy pacing against the same period last year and flag gaps early enough to act on them
  • Track the comp set in each market and tell us when we're mispriced — in either direction
  • Maintain rate parity across Airbnb, VRBO, ---------- and our direct site
  • Protect rate integrity on the flagship properties — knowing when NOT to discount matters as much as knowing when to
  • Send one weekly revenue report: what moved, why, what you changed, what you recommend
  • Work with our operations and guest teams on minimum-stay and gap-night strategy

WHAT WE NEED

  • 2+ years of hands-on short-term rental revenue management (not hotel revenue management, not general VA work that touched pricing)
  • Deep, daily PriceLabs experience. Wheelhouse or Beyond Pricing is a plus
  • Comfort with OwnerRez (our PMS) or a comparable system — Guesty, Hostaway, Hospitable
  • Genuinely strong with numbers. You should be able to explain RevPAR, ADR and occupancy trade-offs without hedging
  • Written English good enough to make a pricing recommendation that a US owner will act on
  • Reliable internet and power, with a backup plan

WHAT THIS ISN'T
This is not a guest communication role and not an admin role. If you're looking for general VA work, this will frustrate you.
