About the Role

ABOUT US
We own and operate Hometown Meadows, a 40-acre residential community in Nashville,
Arkansas. Stocked fishing pond, playground, dog park, on-site laundry. Real families
live here, and how they are treated on the phone is most of their first impression
of us. We are a small US company. You would be one of about eight people.

THE ROLE
You are the voice of our community. You answer the phone, help residents, and turn
enquiries from people looking for a home into booked showings for our operations
manager. When the phone is quiet, you go out and create the next call - posting
available homes and keeping our online presence active.

You will report directly to Zo, and Dane our operations manager on site in Arkansas.

DAY TO DAY

  • Answer the community phone line on Dialpad. Warm, patient, unhurried.
  • Take enquiries from people looking for a home. Answer their questions about

availability, rent, pets, and the application, and book them a showing.

  • Log every maintenance request and route it to the operations manager.
  • Take payment questions and pass them on. You will not negotiate anything.
  • Return every voi cemail and text the same shift. No message sits overnight.
  • Keep a simple call log so we can see what people are calling about.

WHEN THE PHONE IS QUIET - THIS IS THE IMPORTANT PART
This is not a job where you sit and wait. On a slow day you:

  • Post and refresh our available homes on Facebook Marketplace, MHVillage,

Craigslist and our Google Business Profile.

  • Publish scheduled posts and photos from our marketing folder.
  • Reply to comments and messages on our listings and social pages.
  • Keep listing photos, prices and availability accurate and current.

All templates, photos, logos and captions are provided. You will have a written
content plan so you always know what to post next. You will not be waiting on
anyone for instructions.

WHO WE WANT

  • 2+ years on the phone with US customers. Property management, hospitality,

healthcare scheduling or inbound customer service all count.

  • Clear, warm, easily understood spoken English. Neutral accent. You sound like a person, not a script.
  • Genuine patience. Some callers are stressed about money or a broken water

heater. You stay kind.

  • Comfortable posting listings and basic social content from templates.

Canva experience is a plus, not a requirement.

  • You solve small problems yourself and ask about big ones. If you need someone

to tell you what to do every hour, please do not apply - you will be unhappy.

  • Reliable power and internet, and a quiet place to take calls.

WHAT THIS JOB IS NOT

  • You do not chase people for money or negotiate payment arrangements.
  • You do not approve applications or make promises about repairs.
  • You do not answer housing-assistance or fair-housing questions from memory.

We give you an approved answer sheet, and anything not on it goes to Zo.
We will train you on this properly in your first week.

SCHEDULE - PLEASE READ BEFORE APPLYING
This is a NIGHT SHIFT. Our community is in the US Central time zone.

  • Your hours: 9:00 PM - 6:00 AM Philippine time, Monday to Friday.

(That is 8:00 AM - 5:00 PM in Arkansas.)

  • One hour paid break inside the shift.
  • We pay above market because we know what a night shift costs you. If the

schedule does not fit your life, please do not apply - we want someone who
is still here in two years.

COMPENSATION
TBD depending on experience. Paid twice monthly.
Bonus of USD 25 for every showing you book that becomes a signed lease.
We are looking for a long-term teammate, not a temporary one.

  • introduce yourself, and
  • pretend I am a caller asking "do you have any 2-bedroom homes

available, and how much?" Answer me the way you would answer a real
caller. You do not need to know our real prices - make them up.
3. In writing, 3-5 sentences: it is a slow night, the phone has not rung in
three hours, and nobody has given you a task. What do you do?
4. Confirm you can work 9:00 PM - 6:00 AM Philippine time.
5. Describe your internet speed and where in your home you would take calls.
