THE SHORT VERSION
You own whether every one of our short-term rentals is guest-ready. Every turnover scheduled, every cleaner dispatched, every standard met, every guest walking into a clean, working home. When something goes wrong in the field, you are the person who makes it right before the guest notices.
This is a leadership role, not a task queue. You will build the cleaner onboarding process, write the standards, hold the field team and our vendors accountable, and grow into owning maintenance dispatch. We are looking for someone who reads this and thinks: that should be me.
ABOUT OODA MANAGEMENT
OODA is an AI-native property management company operating short-term rentals across Southern California and Lake Tahoe. We run lean: a small U.S. team, a tight operations team in the Philippines, and software we build ourselves. We are growing fast, and the people who take ownership here get real responsibility quickly.
WHAT YOU WILL OWN
Turnover coordination. Every checkout has a cleaning scheduled and the right cleaner assigned, with no gaps, no double-bookings, and no last-minute scrambles. Same-day turnovers are sequenced and staffed so nothing slips. Cleaners confirm, show up, and complete on time, and you follow up when they do not.
Cleaner quality and accountability. Cleaners understand exactly what guest-ready means at each property. You review photo checklists, flag issues, and address repeat misses directly with the cleaner. Standards are enforced consistently. You have the conversations most people avoid.
Cleaner onboarding and SOPs. You build and continuously improve the cleaner onboarding process with sign-off from the Operations Manager. You write and maintain cleaning SOPs and property-specific checklists, and you onboard new cleaners as we add properties and markets.
Vendor management and procurement. You source, vet, and manage cleaners and field vendors, negotiate rates, and keep supply levels stocked at every property so cleaners never arrive without what they need.
Guest-impacting field issues, expanding into full maintenance dispatch. When a maintenance emergency will affect a guest, you make sure it enters the system and gets dispatched fast. Within your first six months, this role expands to owning maintenance dispatch: right vendor, right property, right time.
HOW WE MEASURE YOU
Your hourly rate within the $8-$12 range moves based on these numbers: guest-ready rate (percentage of check-ins with zero cleanliness complaints), on-time turnover completion, cleaner fill rate and response time, time from field issue reported to dispatched, and the quality of your SOPs and onboarding (does a new cleaner get it right in their first week?).
THE IDEAL CANDIDATE
You have real operations experience, ideally in short-term rentals, hospitality, property management, or another field where things have to happen on time every day. You have led a team before, whether as a team lead, supervisor, or coordinator, and you know what it takes to get consistent results out of people you do not sit next to. You have managed vendors or contractors, negotiated with them, and held them to standards. Experience with procurement, purchasing, or supply management is a strong plus.
You are comfortable holding people accountable and having direct conversations. You are organized to the point that colleagues rely on you to catch what they missed. You write clearly and communicate proactively, so we never have to ask what the status is. You want a leadership track and you are ready to build processes rather than wait for them to be handed to you.
You have strong English, reliable internet, and availability during U.S. Pacific business hours, including a weekend coverage rotation. Experience with STR software (a PMS, Breezeway, Turno, or similar) or Airbnb and VRBO operations is a bonus.
WHO THIS IS NOT FOR
People who want to be told exactly what to do every day. People uncomfortable pushing back on cleaners or vendors. People who need a fully built process handed to them. You will be building it.
