About the Role

EXPERIENCED U.S. REAL ESTATE COLD CALLER / VIRTUAL ASSISTANT — $4.50/HOUR — FULL TIME

PAY: $4.50 USD/hour
SCHEDULE: 40 hours/week
POSITION: Full-time, long-term
LOCATION: Remote — Philippines
MARKET: Tampa, Florida / U.S. Eastern Time

I am looking for an experienced U.S. real estate cold caller to join my growing real estate investment business.

This is NOT a general virtual assistant position.

This is NOT a beginner telemarketing position.

This is NOT a data-entry job.

I am specifically looking for someone who has previously cold called U.S. homeowners for real estate investors, wholesalers, or real estate companies and understands how to have a natural conversation with a homeowner, identify motivation, qualify the opportunity, and properly document the lead.

ABOUT THE BUSINESS

We are a U.S.-based real estate investment business focused on finding off-market properties and motivated property owners.

We contact homeowners directly to determine whether they may be interested in selling their property.

When we identify a genuinely motivated seller, the lead is transferred to the acquisitions side of the business for further qualification, negotiation, and potential purchase.

Our focus is on:

Finding motivated sellers → qualifying them → following up → creating legitimate acquisition opportunities.

We are NOT interested in misleading homeowners or pressuring people who don't want to sell.

YOUR PRIMARY RESPONSIBILITY

Your #1 job is:

FIND MOTIVATED SELLERS.

You will make outbound calls to property owners in the Tampa, Florida market.

You will have conversations with homeowners and determine:

  • Why they might sell
  • Whether they actually want to sell
  • How soon they want to sell
  • Condition of the property
  • Whether the property is occupied
  • Whether it is rented
  • What repairs may be needed
  • Their price expectations
  • Their circumstances
  • Whether there is a legitimate opportunity for our acquisitions team

You are NOT expected to close the purchase yourself.

Your job is to identify and qualify the opportunity and get the lead to me quickly.

REQUIRED EXPERIENCE

YOU MUST HAVE

1. Previous U.S. real estate cold-calling experience

You MUST have experience calling U.S. homeowners/property owners.

I strongly prefer candidates who have worked directly with:

  • Real estate wholesalers
  • Real estate investors
  • House flippers
  • Real estate investment companies
  • Motivated seller campaigns
  • Off-market property acquisition
  • Distressed property campaigns

Please explain exactly what you did in your previous position.

2. Previous high-volume cold-calling experience

You should be comfortable making a large number of outbound calls every day.

You should NOT be someone who gets discouraged after 20–30 rejections.

You will hear:

"No."

"Not interested."

"Take me off your list."

"How did you get my number?"

"Who are you?"

"I already have a realtor."

"I don't want to sell."

This is normal.

You need to remain professional, calm, respectful, and persistent.

3. Excellent spoken English

You must have:

  • Clear English
  • Strong pronunciation
  • Good listening comprehension
  • Natural conversational ability
  • Ability to understand American accents
  • Ability to communicate with older homeowners
  • Ability to ask follow-up questions naturally

You do NOT need to be an expert at underwriting.

However, you need enough real estate knowledge to understand what the acquisitions team is looking for.

TYPES OF SELLER LISTS

You may be calling property owners from targeted lists such as:

  • Absentee owners
  • Vacant properties
  • High-equity owners
  • Long-time owners
  • Tired landlords
  • Probate-related property owners
  • Code violation properties
  • Distressed properties
  • Tax-delinquent properties
  • Other motivated-seller lists

The goal is NOT to blindly call everyone.

The goal is to identify the people who have a legitimate reason to consider selling.

WHAT A GOOD CALLER DOES

A good caller does NOT sound like this:

"Hello sir, are you interested in selling your property? We buy houses cash. Can I make you an offer?"

Instead, you should be able to have a natural conversation.

For example:

"Hi, my name is [FIRST AND LAST NAME], and I'm calling on behalf of [COMPANY NAME]. We're reaching out to property owners in the Tampa area to see if they might be interested in selling their property. I wanted to see if that's something you'd ever consider."

If they show interest, you should be able to continue naturally:

"What has you thinking about selling?"

"How long have you owned the property?"

"How is the property currently?"

"Is anyone living there?"

"What kind of repairs does it need?"

"When would you ideally like to sell?"

"Have you thought about what you'd like to get for it?"

The most important skill is:

LISTEN.

Do not interrogate the homeowner.

Do not rush through the script.

Do not talk over people.

Do not pressure people.

HOT LEAD QUALIFICATION

A lead becomes important when the seller demonstrates real motivation.

Examples:

  • Wants to sell soon
  • Inherited property
  • Moving
  • Tired landlord
  • Property is vacant
  • Major repairs
  • Financial pressure
  • Difficult tenants
  • Doesn't want to deal with the property anymore
  • Wants to avoid repairs
  • Wants a simple sale
  • Other legitimate reason for selling

When you find a HOT lead:

CONTACT ME IMMEDIATELY.

Do not let a highly motivated seller sit in the CRM for several hours.

FOLLOW-UP IS EXTREMELY IMPORTANT

Many sellers will NOT be ready to sell during the first conversation.

You will be responsible for following up with leads according to the instructions in the CRM.

Examples:

  • "Call me next week."
  • "Call me next month."
  • "I'm thinking about selling."
  • "I need to talk to my family."
  • "I'm waiting until after the holidays."
  • "I'm getting the house cleaned out first."

These are NOT automatically dead leads.

You need to document the conversation and follow up at the appropriate time.

CRM RESPONSIBILITIES

After every meaningful conversation, you must accurately document:

  • Seller name
  • Property address
  • Phone number
  • Motivation
  • Timeline
  • Property condition
  • Occupancy
  • Estimated repairs
  • Price expectations
  • Seller comments
  • Lead temperature
  • Follow-up date
  • Call outcome
  • Any important information

Bad notes = bad leads.

Good notes = better acquisitions.

DAILY PERFORMANCE EXPECTATIONS

This is a full-time position.

You will work:

40 HOURS PER WEEK

Your initial target will be approximately:

4,000–5,000 outbound call attempts per week

However:

QUALITY > PURE VOLUME.

I do NOT want you rushing through conversations simply to increase your dial count.

We will monitor:

  • Calls made
  • Conversations
  • Qualified leads
  • Hot leads
  • Follow-ups completed
  • Appointments/callbacks
  • Lead quality
  • CRM accuracy
  • Attendance
  • Punctuality

WORK SCHEDULE

You must be available to work U.S. Eastern Time hours as scheduled.

Because you will be calling U.S. homeowners, your calling schedule must follow the approved calling windows for the homeowner's local time.

Your schedule will be established before you begin.

You must be able to work your scheduled hours consistently.

COMPLIANCE IS EXTREMELY IMPORTANT

We take compliance seriously.

You will be required to follow all company calling procedures and applicable laws.

YOU MUST

  • Identify yourself using your true first and last name when required
  • Identify the company you are calling on behalf of
  • Follow the company's Do-Not-Call procedures
  • Immediately honor a homeowner's request not to receive future calls
  • Properly mark DNC requests in the CRM
  • Follow approved calling hours
  • Use only company-approved calling software and numbers
  • Follow the approved script/process
  • Be truthful
  • Never impersonate another person
  • Never pretend to be the property owner
  • Never falsely claim to be a buyer
  • Never falsely claim that we already have a buyer
  • Never make promises you cannot guarantee
  • Never pressure or harass a homeowner
  • Never manipulate or deceive a homeowner

Florida law specifically requires telephone solicitors making unsolicited calls to Florida consumers to identify themselves by their true first and last names and identify the business on whose behalf they are soliciting. Florida also restricts certain automated dialing and recorded-message calls without prior express written consent.

Federal telemarketing rules also address Do-Not-Call compliance, calling hours, caller ID, abandoned calls, and robocalls.

IMPORTANT

If a homeowner says:

"Do not call me again."

You must immediately:

1. Politely acknowledge the request.
2. End the sales conversation.
3. Mark the number DO NOT CALL in the CRM.
4. Never manually call that number again.

  • Claim to be a government employee
