About the Role
UFA is a Real Estate Investing / Wholesaling business based in New Jersey. We're hiring one person into a role that starts as a hands-on Acquisitions Caller and is designed to grow into an Acquisitions Manager — someone who eventually helps run the calling side of the business and manages teammates we add under them.
We are not hiring a manager on day one. We're hiring someone who will personally do the work — calling, qualifying, and closing motivated sellers — and prove, in real numbers, that they can be trusted to run more than just their own desk. If you do that, the title, the pay, and the team you lead all grow with you.
The First 30-90 Days — This Is the Hard Part
Early on, this is on you. You'll take direction, learn the property types and the offer logic, and execute the daily calling and qualification work described below — largely on your own, without someone checking in on every step. We'll set the direction and the standards; how you hit them day to day is on you.
Once you've proven you can run this without being managed line by line, this role opens up: you'll help build out and lead the team — starting with the next hire we bring on.
What You'll Personally Own (Day-to-Day Work)
- Call new leads and return inbound calls
- Follow up with previous prospects on a set cadence
- Send compliant texts where appropriate
- Ask seller qualification questions and record motivation, timeline, price expectations, and property condition
- Determine whether a mortgage exists and approximate balance owed
- Determine occupancy and identify any foreclosure/auction deadlines
- Schedule callbacks and categorize leads by motivation level
- Immediately escalate hot sellers so we can move fast
- Update the CRM after every single conversation
The 10 Questions You'll Be Asking Every Seller
1) Why are you considering selling? 2) What condition is the property in? 3) Is anyone currently living there? 4) How quickly would you like to sell? 5) What are you hoping to get for it? 6) Is there currently a mortgage? 7) Approximately what is owed? 8) Are there liens/taxes/other known balances? 9) If we could solve the problem, what would you need to move forward? 10) Who else needs to approve the sale?
Hours & Schedule
Hours: 5 hours/day, 4 days/week (20 hrs/week) to start
Calling window: Primarily U.S. Eastern Time
Daily Targets
60-100 outbound call attempts/day, aiming for 15+ actual owner contacts, 5+ meaningful conversations, 2+ potentially motivated sellers, and 1+ qualified lead.
What We're Looking For
- Excellent, natural conversational English — this is non-negotiable
- Previous experience cold calling U.S. sellers, ideally in real estate
- Comfortable discussing distressed property situations with empathy and respect
- Thick skin — able to handle rejection and stay consistent
- Doesn't sound scripted or robotic on the phone
- Strong, disciplined follow-up habits
- CRM experience (any major CRM)
- Able to recognize genuine motivation vs. a lead that's going nowhere
- Sticks to authorized talking points — does not negotiate outside approved boundaries
- Genuinely wants to manage and build a team eventually — not just work a shift
- Comfortable with ambiguity in the first 90 days, and can take a direction and run with it without needing every step spelled out
Compensation — Built to Reward Ownership, Not Just Hours
Base pay: $6/hour, 5 hours/day, 4 days/week (20 hrs/week) to start. This is intentional: the real upside here is performance-based, not the hourly rate.
Manager commission: 5% commission on all closed deals, as the acquisitions manager — ongoing, not a one-time bonus.
60-day contract bonus: Additional 5% bonus if you get any deal to a signed contract within your first 60 days. The contract does not need to close within that 60-day window — it just needs to be signed.
90-day growth trigger: If our first deal closes within your first 90 days, your base pay is boosted and we bring on the next hire — your first teammate — with you starting to help lead them.
In short: the faster and better you perform, the faster your pay grows and the faster you're managing people instead of just making calls.
