About the Role

We are not looking for an average VA. We are looking for someone who eventually becomes the person everyone depends on.

Woods Hometown Realty is a growing Arizona real estate brokerage specializing in REO and residential real estate. As our REO business continues to grow, we are looking for an experienced U.S. real estate professional who wants to become a long term member of our team.

We hire slowly because we are looking for the RIGHT person, not simply someone to fill a position.

This position will have significant responsibility for REO tasking and property files. Accuracy is critical. REO tasks have strict requirements and deadlines, and mistakes can have serious consequences. Close enough is not good enough when working on these files.

If you are someone who sees what needs to be done and handles it, keeps yourself organized, follows through, double checks your work, and researches an issue before asking for help, we want to meet you.

REQUIRED EXPERIENCE

5 or more years of experience supporting a U.S. real estate agent, team, or brokerage is required.

REO EXPERIENCE WILL PUT YOU AT THE TOP OF OUR LIST.

Candidates with hands on REO experience will be considered our top candidates. If you have worked with REO properties, bank owned properties, foreclosure or default servicing, BPOs, property preservation, REO tasking, asset management platforms, utilities, title issues, listing requirements, occupancy, CFK, or similar default related work, we absolutely want to hear from you.

We understand that every REO client and brokerage has different procedures. We can teach you our processes and our clients' requirements. What we do not have time to teach is U.S. real estate from the beginning.

STABLE WORK HISTORY IS IMPORTANT

We are looking for someone who wants a long term career with our company. We strongly prefer candidates who have demonstrated stability and longevity with previous employers. If you have spent several years working for the same U.S. real estate employer, that will stand out to us.

WHAT WE NEED

Excellent spoken and written English

Professional, friendly and confident telephone skills

Strong knowledge of U.S. real estate transactions

Experience with listings, contracts, documents, deadlines and transaction coordination

Exceptional attention to detail and accuracy

Ability to follow detailed instructions and client specific requirements

Strong organization and time management

Ability to manage multiple properties, deadlines and priorities at the same time

Excellent research and problem solving skills

Ability to learn new systems and procedures quickly

Excellent follow through and accountability

Ability to recognize when something does not look right and investigate it

Confidence making outbound calls and speaking with people you do not know

Reliable computer and high speed internet

Professional and quiet home work environment

Dual monitors are strongly preferred

WHAT YOU WILL BE WORKING ON

A significant part of this position will involve REO tasking.

REO files can involve dozens of individual tasks, deadlines, documents, vendors, utilities, title issues, property research, listing requirements and follow up items. These tasks must be completed correctly and on time.

Responsibilities may include:

REO task management and administrative support

Managing and tracking multiple REO property files

Database and CRM management

Monitoring incoming email s and taking ownership of assigned items

Researching property information, liens, judgments, permits, utilities, HOA information and other property related matters

Ordering and organizing listing kits and property documents

Tracking important dates, deadlines and client requirements

Reviewing information for accuracy and identifying missing or conflicting information

Contacting title companies, utility providers, municipalities, county offices, contractors, vendors, homeowners, buyers and sellers

Scheduling appointments and coordinating property access

Making outbound calls to clients and contacts in our database

Following up with leads and helping identify potential buyers and sellers

Assisting our team with the many moving pieces involved in REO and residential properties

ACCURACY AND ACCOUNTABILITY MATTER HERE

We do not expect anyone to know everything on their first day.

We do expect you to care enough to make sure your work is right.

When you are handling an REO task, we need someone who reads the instructions, understands what is being requested, verifies the information, completes the task correctly and follows it through to completion.

If something does not make sense, stop, research it and ask. Do not guess.

We would much rather answer an intelligent question than discover later that a task was completed incorrectly.

THE PERSON WE ARE LOOKING FOR

When you encounter something you do not know, your first instinct should be to research it and try to understand it.

We love hearing:

"I researched this and found XYZ. Based on what I found, I think this is what we need to do. Am I understanding this correctly?"

We do not want your first response to every unfamiliar situation to be:

"I don't know how to do this. What should I do?"

You will have an experienced team supporting you and we absolutely expect questions while you are learning. However, we need someone who thinks, investigates, takes initiative, takes good notes, learns from training and wants to understand why something is being done.
