Sumica Corporation is a real estate company based in Japan.

We support overseas clients with Japanese real estate sales, renovation, property management, and related services.

We are building a new international sales channel using TikTok LIVE to introduce Japanese real estate to overseas buyers.

We are looking for an experienced English-speaking TikTok LIVE seller / livestream sales host who already knows how to engage viewers and sell through LIVE.

This is an opportunity to use your existing LIVE sales skills for a very different type of product:

Japanese Real Estate

Instead of only selling low-ticket products such as beauty items, fashion, gadgets, or household products, you will introduce real Japanese houses, investment properties, vacation homes, apartments, and other properties to overseas viewers.

You are NOT expected to complete the real estate transaction during the livestream.

Your role is to:

Create interest → Generate qualified inquiries → Direct interested viewers to our company

Our sales team handles the detailed property consultation and transaction afterward.

Performance Commission

USD $300–$1,000 per successful property sale

The exact amount depends on the property, transaction, and your contribution to generating the buyer.

WHAT YOU WILL DO

Your main responsibilities will include:

Hosting English-language TikTok LIVE sessions
Introducing actual Japanese properties
Explaining property prices, locations, features, and other information provided by our company
Engaging with viewers and responding to comments
Answering general questions in real time
Making the properties interesting and easy to understand
Encouraging interested viewers to contact our company

Videos
Prices
Locations
Important property features
Rental / investment information where available
Important risks or limitations
Basic FAQ
Inquiry instructions
Basic operating guidelines

You do NOT need to be a real estate expert.

Our team will handle legal, tax, contractual, and specialist real estate questions.

WHO WE ARE LOOKING FOR

We are looking for someone who already has real LIVE experience.

You should have:

Previous TikTok LIVE selling or hosting experience
Strong spoken English
Confidence on camera
Good viewer engagement skills
Ability to respond naturally to comments and questions
Ability to create interest without sounding overly aggressive
Ability to explain information clearly

You must also currently have access to a TikTok account that you are able and willing to use for agreed paid LIVE sessions.

Your TikTok account does NOT need to be focused on real estate.

However, Japanese real estate should not feel completely unnatural to your audience.

Personality-driven accounts where viewers primarily follow the creator are also welcome.

Your TikTok account will remain fully under your ownership and control. We will not ask for your password or login credentials.

INITIAL PAID TRIAL

We will first review your existing LIVE experience and portfolio.

Selected candidates may then be invited to complete:

1–3 paid TikTok LIVE trial sessions

Trial Fee

PHP 1,000–1,500 per LIVE session

The exact length, schedule, and fee will be agreed before each session.

All commercial trial livestreams are paid.

During the trial, we will look at factors such as:

Viewer engagement
Comments and questions
Buyer interest
Inquiries generated
Overall LIVE selling ability

Because real estate purchases can take time, you will not be judged only on whether a property immediately sells.

ONGOING PART-TIME POSITION

If the paid trial goes well, we may offer an ongoing part-time position.

Base Retainer

PHP 5,000/month

Expected Workload

Approximately 10 hours per month

Mainly livestreaming and light preparation.

In addition to the base retainer:

USD $300–$1,000 commission per successful property sale

If results are strong, there may be opportunities for more LIVE sessions, higher compensation, and a longer-term partnership.
