Property Research Analyst — Philippines

We are looking for a highly capable Property Research Analyst based in the Philippines to join our Australian property acquisition team.

This is an ongoing opportunity for someone who enjoys research, analysis, fact-checking and producing professional reports, and who is comfortable using modern AI tools to work efficiently and effectively.

The Role

Your primary responsibility will be to research and prepare Property Acquisition Overviews for residential property purchases for investors across Australia.

You will research and analyse:

• The property development
• The suburb and surrounding area
• Population and demographics
• Existing and planned infrastructure
• Employment and economic drivers
• Transport and connectivity
• Education and amenities
• Property-market fundamentals
• Supply and development activity
• Other relevant factors that may affect the location or development

We will provide the framework and core property documentation, including facades, floor plans, elevations, inclusions, property specifications, builder information and development materials.

You will not be required to research rental or sales evidence.

AI & Research

You will be expected to use ChatGPT, Manus AI, Google and other reliable research sources to work efficiently. Any reasonable expenses associated with these tools will be paid for by us.

AI is a productivity tool — not a substitute for judgement.

A key part of the role is cross-validation and critical review of information. You will need to challenge AI-generated information rather than simply accept it.

You must be able to:

• Cross-check information across multiple sources
• Verify important facts
• Compare and reconcile conflicting information
• Identify inconsistencies and discrepancies
• Challenge information produced by AI
• Determine whether information is accurate, relevant and current
• Use multiple AI tools to independently validate important information
• Apply sound judgement when sources disagree
• Produce clear, accurate and professional written reports

We are looking for someone who will effectively "challenge the data" — checking and cross-validating information across AI tools and reliable sources until there is a high level of confidence that the information is correct.

Property experience is not essential. We are primarily looking for someone who is an excellent researcher, analyst and critical thinker.

Paid Practical Assessment

Your first assignment will be a fully paid practical assessment based on a real Australian property development.

We will provide an existing example to demonstrate our methodology, format and expectations. You will then research a different development and location and prepare your own Property Acquisition Overview.

This allows us to assess your:

• Accuracy and fact-checking
• Critical thinking
• Attention to detail
• Written communication
• Ability to cross-validate information
• Ability to use AI effectively without relying on it blindly

Report Format

Property Acquisition Overviews are prepared and presented using Canva and delivered as a professional PDF document.

You should therefore be comfortable working with Canva or be willing and able to learn it quickly.

Remuneration

AUD $15 per hour

Once you are familiar with our methodology and workflow, we expect a completed Property Acquisition Overview to generally take approximately 4–6 hours.

Initial assignments may take longer while you learn our process and reporting standards.

We currently anticipate approximately 1–2 packages per week, with the opportunity for significantly more work as our business grows.

This is intended to become an ongoing working relationship for the right person.
