About the Role

Part-Time to Start | $6 USD Per Hour

I own and operate a Kansas City, Missouri real estate business with rental properties, renovation projects, real estate transactions, and multiple related companies.

I am looking for a highly competent, detail-oriented bookkeeper in the Philippines. This is first and foremost a bookkeeping position. The person hired must be comfortable taking ownership of clean, accurate, organized books in QuickBooks Online.

Once the bookkeeping work is organized and under control, there will also be opportunities to help with transaction coordination, rental-property administration, construction-project organization, vendor follow-up, shopping lists, and general business support.

This role starts at 20 hours per week and is intended to grow into a 40-hour-per-week position for the right person.

PAY AND SCHEDULE

Starting pay is $6 USD per hour.

The role starts at 20 hours per week, Monday through Friday.

You must have regular overlap with U.S. Central Time business hours. Exact working hours can be discussed with the right candidate.

WHAT YOU WILL OWN

Your primary responsibility will be maintaining accurate, organized QuickBooks Online records across multiple real-estate-related companies and properties.

This includes categorizing transactions according to the existing chart of accounts and established rules.

You will attach and organize receipts, invoices, settlement statements, vendor bills, and other supporting documents.

You will reconcile bank accounts, credit cards, and other financial accounts.

You will help identify duplicate, missing, unclear, or incorrectly categorized transactions. You must ask questions and flag issues instead of guessing.

You will track income and expenses by property and company when information is available.

You will help track renovation and repair spending by project or property.

You will maintain clear accounts-payable, unpaid-bill, outstanding-invoice, and follow-up lists.

You will help prepare clean, organized information for month-end review, the owner, and the company accountant.

You will keep an organized list of open bookkeeping questions that need a decision or more documentation.

You will help create simple financial summaries so I can quickly understand income, expenses, renovation spending, unpaid balances, and unusual activity.

SECONDARY RESPONSIBILITIES

After the bookkeeping priorities are handled, you will also assist with other operational work, including:

Tracking real estate transaction deadlines and documents.

Following up with title companies, lenders, agents, vendors, contractors, and tenants.

Maintaining tenant, lease, payment, and maintenance information in property-management software.

Checking rent-payment status and preparing polite payment reminders using established procedures.

Creating material shopping lists from contractor requests or project scopes.

Researching material options, pricing, vendors, deliveries, and backorders for owner approval.

Maintaining renovation task lists, vendor follow-ups, invoices, receipts, and project timelines.

Organizing Google Drive files, spreadsheets, reports, task lists, and company records.

This is not a role where you will be expected to be an expert in every part of real estate on day one. However, you must be highly organized, financially accurate, resourceful, and willing to learn.

REQUIRED EXPERIENCE AND SKILLS

At least two years of hands-on QuickBooks Online bookkeeping experience.

Experience reconciling bank accounts and credit cards.

Experience categorizing transactions, managing supporting documentation, and maintaining clean books.

Strong Google Sheets or Microsoft Excel skills.

Excellent attention to detail and comfort working with numbers.

Excellent written English and clear spoken English.

Ability to independently notice problems, ask intelligent questions, and follow up until an issue is resolved.

Reliable computer, stable internet connection, headset, and backup plan for internet or power outages.

PREFERRED EXPERIENCE

U.S.-based bookkeeping experience.

Real estate, rental-property, property-management, construction, or renovation bookkeeping experience.

Experience working with multiple companies, LLCs, properties, or classes in QuickBooks Online.

Experience tracking repairs, maintenance, renovations, contractor costs, rent income, and property-level expenses.

Experience with property-management software such as AppFolio, Buildium, DoorLoop, or similar platforms.

Experience coordinating projects, vendors, invoices, and deadlines.
