Strong PDF, Word, Outlook skills required. Work U.S. EST hours, remote. Preference for Manila/Cebu applicants.

About the Role
All American Document Services (AADS), a South Florida–based due diligence research company (since 2002), is hiring a fast-paced, detail-oriented Title & Document Retrieval Specialist.
We support attorneys, lenders, and title companies nationwide with:
UCC lien & corporate searches
Litigation & court record research
Real estate title abstracting
Municipal lien searches
Bankruptcy, tax lien, and judgment lien research

We are expanding our offshore team with a skilled researcher who can prepare current owner/vesting reports, retrieve court dockets, and handle document-heavy retrievals with accuracy and speed. The position is for someone who is very comfortable with Court research - court records and official records. If you do not have prior experience working for a U.S. company at a similar capacity please do not apply. This is not a virtual or general assistant position. No exceptions. Responsibilities
Abstract directly from county recorder / official records websites (not only vendor tools).
Prepare Current Owner & Vesting Reports with verbatim vesting language.
Retrieve and review deeds, mortgages, assignments, satisfactions, releases.
Pull dockets, pleadings, bankruptcies, judgments from PACER and state portals.
Format reports in Word ? PDF and manage Adobe Acrobat tasks (merge, reorder, remove watermark, bookmark).
Draft client-ready email s in Outlook.
Meet strict deadlines in a fast-paced environment.
Qualifications
Minimum 1 year U.S. title abstracting experience (county records, deeds, mortgages, releases).
Must know how to abstract from county portals (search by grantor/grantee, book/page, instrument type).
Strong in MS Word, Adobe Acrobat, Microsoft Outlook.
Familiarity with ATIDS / DataTrace is a plus, but county abstracting skill required.
Good English writing & comprehension (for vesting language & client email s).
Tech setup: 16GB RAM PC, 100 Mbps internet, UPS/power backup.
Preferred location: Metro Manila or Cebu (but open to PH nationwide).
Compensation & Growth
Base: $650–$850 USD/month
Performance Bonus:(for accuracy + turnaround)
Growth path into Senior Researcher / QC Lead roles
