SMS and Marketing Manager for US Land Investment Company

JMW Land Co. buys vacant land in the US directly from owners and resells it to builders. Marketing brings us our deals. This seat owns it.

This is a full time role, main working hours 9 to 5 US Eastern.

You start with SMS, which is our biggest channel today. As you get strong there, this role grows into our other channels: direct mail, email , and potentially our website. The right person ends up running marketing for the company, not just running texts.

On SMS you build and send the campaigns, keep our numbers healthy, and personally work every reply until a qualified seller agrees to a call with our sales team. Everything runs in our CRM (we use GoHighLevel).

We are hiring a person, not a task doer. The best people in this seat are warm, curious, and genuinely likeable, and they are also disciplined with data. If you are one without the other, this is not the right role.

WHAT YOU OWN

• Building and launching campaigns from our cleaned lists, on schedule
• Deliverability: delivery rates, opt outs, number rotation, message variation
• Working every reply within 2 minutes. You are the assistant and analyst, not a salesperson. You never quote a price. We give you the full playbook.
• Valuing the lot before you hand it off. You will learn to comp a property: what similar lots are listed at, what they actually sold for, and what the land is worth to a builder. If you have never done this, we will teach you. You do need to be able to learn it fast and apply it the same way every time.
• Handing a confirmed call to our sales team immediately, with complete notes
• A one page end of day report, and a current KPI tracker
• Over time, our direct mail, email , and web marketing as we expand into those channels

WHAT WE MEASURE

Speed to first reply - 2 minutes or less
Qualified out of positive replies - 50 percent or better
Replies that reach a call ask - 40 percent or better
End of day report - every working day

WHAT WE NEED

• Great personality. Warm, human, curious, easy to talk to. You are texting real American property owners, not running a script.
• Someone who likes being on calls. We run daily Zoom with our team, and you should be comfortable on camera and willing to hop on a call with a seller when a call is what wins the deal. If you would rather hide behind a keyboard, this is not the seat.
• A strong data background. Clean spreadsheets, careful numbers, and the discipline to never guess a figure. Solid Google Sheets required.
• Real estate experience. Land, wholesaling, acquisitions support, or agent side work. This is the single strongest thing you can bring and we will pay more for it.
• Willingness to learn property valuation. We teach comping. We do not teach attention to detail.
• A real team player. You work hand in hand with our sales team every day, hand off leads cleanly, take feedback without ego, and speak up when something is not working.
• Excellent written and spoken English, warm and human, not corporate.
• Real experience running SMS or cold outreach at volume, and real CRM experience. GoHighLevel strongly preferred.
• Understanding of SMS deliverability and opt out handling.
• Ambition to grow into a broader marketing role. Direct mail, email , or web experience is a real plus.
• Steady temperament. You will get rude replies and you answer every one graciously.
• Reliable internet, a working webcam, and your own computer.
• Availability to work 9 to 5 US Eastern, full time. This as your only full time role.

COMPENSATION

600 USD per month base, full time salary, paid every month regardless of how many deals close.

DEAL BONUS on top of base. You earn a bonus on every deal our team closes, and the rate goes up as the month gets better.

Deals 1 to 10 - 25 USD each
Deals 11 to 15 - 50 USD each
Deals 16 and up - 100 USD each

The tiers stack, they do not replace each other. A 20 deal month pays 25 each on the first ten, 50 each on the next five, and 100 each on the last five.

10 deals - 600 base + 250 bonus = 850 USD
15 deals - 600 base + 500 bonus = 1,100 USD
20 deals - 600 base + 1,000 bonus = 1,600 USD
25 deals - 600 base + 1,500 bonus = 2,100 USD

The more deals our sales team closes, the more you make. Every one of those deals starts with a campaign you sent and a conversation you handled. This is a team sport and you are paid like part of the team. As you take on more channels, your pay grows with the role.

HOW TO APPLY

1. An owner replies to our text with only "How much?" Write your exact next message, word for word. Remember we do not quote prices.

2. What is your real estate background, and what SMS platforms and CRMs have you worked in? Describe one campaign you built yourself, roughly how many messages went out, and your reply rate. Tell us about any direct mail, email , or web marketing you have run.

3. Delivery on one of our sending numbers drops from 95 percent to 60 percent overnight. What do you check first, and what do you tell us?

Also confirm you can work 9 to 5 US Eastern full time, that you are comfortable on Zoom calls, and that you are not committed to another full time client.
