We're looking for an experienced Real Estate Financial Modeling Analyst who enjoys solving complex problems, takes pride in building clean, accurate models, and wants to work alongside a high-performing team.

What You'll Do
- Build institutional-quality financial models from a blank workbook
- Model acquisitions, developments, and value-add investments across:
- Multifamily
- Affordable Housing (LIHTC)
- Retail
- Industrial
- Data Centers
- Mixed-Use Developments
- Build JV equity waterfalls, construction debt draws, capitalized interest, refinancing scenarios, and sensitivity analyses
- Audit and improve existing client models
- Follow our documented modeling standards to ensure consistency and quality
- Respond quickly as deal assumptions evolve during active transactions

What We're Looking For
Technical Skills
- Expert-level Microsoft Excel
- Able to build monthly cash flow models and multi-tier IRR waterfalls from scratch
- Strong understanding of:
- Levered & Unlevered IRR
- Equity Multiple
- Yield on Cost
- Cap Rate
- DSCR
- Debt Yield
- Loan-to-Cost (LTC)
Experience
- Minimum 2 years in one or more of the following:
- Commercial Real Estate Financial Modeling
- Real Estate Investment or Acquisitions
- Investment Banking
- Private Equity
- Valuation or Transaction Advisory
- Big 4 Real Estate Advisory
Other Requirements
- Excellent written English
- Available for at least 4 hours of overlap with US Central Time (late evening/overnight in the Philippines)
- Reliable internet connection and power backup
We'll teach you our modeling standards and workflows.
We won't teach Excel or real estate finance fundamentals.
