About Us
Luxiety Stays is a growing UK-based serviced accommodation and short-term rental management company. We manage a portfolio of apartments, houses and guest accommodation across multiple locations and are focused on maximising occupancy, RevPAR, profitability and guest satisfaction through data-driven decisions.
We are looking for an experienced Revenue & Optimisation Manager who has a proven background in hotel, serviced accommodation or short-term rental revenue management.
This is not an entry-level position. Applicants must have previous experience managing pricing and revenue for hotels or STR portfolios.
Role Overview
You will be responsible for maximising revenue across our portfolio by analysing booking trends, optimising pricing, improving occupancy, increasing ADR, monitoring competitors and identifying opportunities to improve overall profitability.
You will work closely with management and be expected to make proactive recommendations rather than simply carrying out instructions.
Essential Experience (Required)
- Minimum 2 years' experience in hotel, serviced accommodation or Airbnb revenue management.
- Strong understanding of:
- Occupancy
- ADR (Average Daily Rate)
- RevPAR
- Length of Stay strategies
- Booking pace analysis
- Compression pricing
- Demand forecasting
- Market segmentation
- Experience using dynamic pricing software such as:
- PriceLabs
- Beyond Pricing
- Wheelhouse
- Lighthouse
- Similar revenue management systems
- Experience with PMS platforms (Zeevou, Guesty, Hostaway, Hospitable or similar).
- Excellent analytical and spreadsheet skills.
- Advanced English communication.
Responsibilities
Revenue Management
- Optimise daily pricing across all properties.
- Review occupancy every day.
- Maximise ADR without sacrificing occupancy.
- Forecast occupancy and revenue.
- Identify low-demand periods and create pricing strategies.
- Increase revenue during high-demand periods.
- Monitor competitor pricing daily.
- Recommend minimum stay restrictions.
- Manage last-minute pricing.
- Manage early booking discounts.
- Optimise weekend and weekday pricing.
Performance Analysis
- Produce weekly revenue reports.
- Produce monthly performance reports.
- Track:
- Occupancy
- ADR
- RevPAR
- Revenue per property
- Booking sources
- Cancellation rates
- Identify underperforming listings.
- Recommend actions to improve results.
Listing Optimisation
- Review listing performance.
- Improve listing titles and descriptions where required.
- Recommend better photos and ordering.
- Monitor conversion rates.
- Suggest improvements that increase bookings.
Market Research
- Monitor local competitors.
- Track local events affecting demand.
- Analyse seasonal trends.
- Monitor hotel pricing.
- Identify opportunities before competitors.
Strategy
- Create pricing strategies for:
- Holidays
- Events
- Conferences
- School holidays
- Low season
- High season
- Recommend promotional campaigns.
- Help launch new properties with optimal pricing.
KPIs
