Airbnb & VRBO Operations Manager (Research, Setup & Property Management)

About the Role

We are looking for an experienced Short-Term Rental (STR) Operations Manager to help us build a new Airbnb/VRBO (vacation rental business owner) business in the United States.

We are starting from scratch, so we need someone who has real experience launching and managing short-term rental properties—not just handling guest messages.

This will start as a project role, with the opportunity to become a long-term position as we expand.

This position will grow with the business. We will start with market and property research. As we purchase properties, your responsibilities will expand to include setup, launching listings, and managing day-to-day operations.

Responsibilities
1. Market & Property Research
Research the best U.S. cities for short-term rentals.
Stay updated on local regulations, permits, and licensing requirements.
Research and compare potential investment properties.
Analyze Airbnb and VRBO listings in the area.
Present your findings and recommend properties with strong short-term rental potential.

2. Property Setup
Create a furnishing and setup plan.
Source furniture, appliances, and supplies within budget.
Coordinate deliveries and installation.
Hire and manage local cleaners, handymen, photographers, and other vendors.
Make sure the property is fully set up and guest-ready before launch.

3. Listing & Operations
Create and optimize Airbnb and VRBO listings.
Set up pricing and automation tools.
Create guest guides and standard operating procedures (SOPs).
Build efficient systems that can be used as the business grows.

4. Ongoing Management
Monitor property performance.
Coordinate guest communication and local service providers.
Help improve occupancy, guest experience, and overall operations.
Recommend ways to improve and grow the business.

Requirements
At least 3 years of experience managing Airbnb or short-term rental properties.
Experience launching short-term rental properties from start to finish.
Strong knowledge of Airbnb and/or VRBO.
Experience researching markets and evaluating properties for short-term rental potential.
Excellent organizational and communication skills.
Ability to manage multiple projects and work independently.
