Director of Financial Operations & Strategic Projects

Position Summary
The Director of Financial Operations & Strategic Projects serves as a key operational and financial leader responsible for executing strategic initiatives directed by executive leadership. This role bridges Accounting, Real Estate, Banking, Construction, and Operations while ensuring projects move from concept to completion.
This position requires exceptional organizational skills, financial acumen, relationship management, and the ability to coordinate multiple departments simultaneously. The individual serves as the primary liaison between ownership, lenders, internal departments, vendors, and outside professionals.

Primary Responsibilities
Executive Project Management
Manage company-wide strategic initiatives assigned by the CEO
Coordinate projects across multiple business entities
Track deadlines, deliverables, and project milestones
Prepare executive summaries and status reports
Identify project risks and escalate issues before they become problems
Ensure accountability among department leaders
Banking & Financing
Serve as the primary coordinator for all banking relationships including:
Commercial loans
Construction financing
Lines of credit
Refinancing projects
Acquisition financing
Borrowing base reporting
Loan compliance reporting
Responsibilities include:
Preparing financial packages
Working with lenders
Coordinating document requests
Following financing timelines
Managing loan closings
Tracking covenant compliance

Real Estate Financial Management
Coordinate financial activities related to:
Commercial properties
Multifamily properties
Development projects
Acquisitions
Dispositions
Property refinancing
Construction budgets
Responsibilities include:
Reviewing project budgets
Monitoring cash requirements
Working with property managers
Coordinating lease information
Supporting due diligence
Assisting with financial modeling

Construction & Capital Projects
Coordinate financial oversight for construction activities including:
Vendor payments
Draw schedules
Budget monitoring
Change order tracking
Project reporting
Capital expenditure tracking
Contractor coordination

Accounting Operations Support
Work closely with the Finance Director and Controllers by:
Assisting with month-end priorities
Coordinating information between departments
Supporting audit requests
Assisting with tax documentation
Preparing financial analyses
Tracking outstanding accounting projects

Financial Analysis
Prepare analyses including:
Cash flow projections
Budget comparisons
Loan amortization schedules
Investment analysis
Property performance reviews
Return on investment calculations
Executive financial summaries

Executive Reporting
Prepare reports for ownership regarding:
Strategic initiatives
Financing progress
Property acquisitions
Construction projects
Capital expenditures
Budget variances
Operational metrics
Risk assessments

Cross-Department Coordination
Coordinate activities between:
Accounting
Real Estate
Construction
Property Management
Operations
Legal
Executive Leadership
Ensure all departments remain aligned on priorities and deadlines.

Process Improvement
Continuously identify opportunities to:
Improve operational efficiency
Streamline financial processes
Reduce manual work
Improve reporting accuracy
Implement technology solutions
Standardize procedures

Required Qualifications
Education
Bachelor's degree in one of the following:
Finance
Accounting
Business Administration
Economics
MBA preferred.

Experience
7–10 years of progressive financial management experience
Commercial banking experience preferred
Commercial real estate finance experience
Project management experience
Construction accounting knowledge
Multi-entity company experience
Executive-level communication skills

Technical Skills
Strong working knowledge of:
QuickBooks Enterprise
Microsoft Excel (Advanced)
Financial modeling
Loan amortization
Cash flow forecasting
Budget development
Banking documentation
Real estate financial analysis
Construction budgeting
