About the role

We're a growing property portfolio managing a mix of short-term and long-term residential rentals. As we expand, we need a reliable, communicative Virtual Property Manager to be the backbone of our day-to-day operations handling everything from guest/tenant communication to coordinating maintenance and keeping our listings sharp.

This is a part-time role to start (20–30 hours per week) with potential to grow as the portfolio grows. We're not in a rush to fill it, we'd rather wait for the right fit than move fast.

What you'll be doing

-Respond promptly to guest and tenant inquiries, booking requests, and complaints across platforms (Airbnb, VRBO, email , messaging apps)
-Manage short-term rental listings. Update calendars, adjust pricing, write/edit listing descriptions, upload photos
-Coordinate maintenance and repair requests. Liaise with contractors, track work orders, follow up to completion
-Handle tenant onboarding, lease tracking, and renewal reminders for long-term rentals
-Monitor reviews and respond professionally on behalf of the business
-Keep records organized like occupancy logs, maintenance history, expenses, receipts
-Flag anything that needs owner attention and suggest improvements proactively

What we're looking for

-Prior experience in property management, real estate VA work, or hospitality operations
-Comfortable managing both short-term (Airbnb/VRBO-style) and long-term rental workflows
-Excellent written English — fast, clear, and professional in all communications
-Highly organized and self-directed — you follow through without needing reminders
-Reliable internet connection and dedicated work setup
-Familiarity with platforms like Airbnb, VRBO, or ---------- is a strong plus
-Experience with a channel manager (Guesty, Hostaway, Lodgify, or similar) is a strong plus , we're currently evaluating which platform to adopt and would love input from the right candidate
-Experience with long-term PM software (Buildium, AppFolio, etc.) is a bonus but not required

Hours & pay

Rate: $5–$8 USD per hour, depending on experience
Hours: 20–30 hours per week (flexible, mostly async)

Schedule: EDT or Some overlap with US time zones preferred.
