Location: Fully remote — UK business hours (9:00–17:30 GMT/BST)
Type: Full-time contractor
Compensation: £1,000–£1,400/month base + uncapped commission on incremental revenue + occupancy bonus
Reports to: Founder / Director

About Accommos
Accommos is a premium, tech-led short-term rental management company operating a portfolio of design-focused apartments across London. Our properties stand apart through wellness amenities — private saunas, cold plunges, hot tubs and cinema rooms — and a strict quality-first operating model. We hold Airbnb Superhost status and run on a modern stack: Guesty, PriceLabs, Enso Connect and heavily automated internal systems.
We are now building the commercial side of the business, and this role owns it end to end: pricing strategy, demand generation, B2B channels, ancillary revenue and guest lifetime value.

The Role
This is not a lead-sourcing or cold-calling position. You will be responsible for maximising total revenue per property across every lever available — rate, occupancy, length of stay, channel mix, ancillary income and repeat business. You will operate like a hotel revenue manager crossed with a commercial partnerships lead.
You will be the first dedicated commercial hire, working directly with the founder. You will have real autonomy, real data access, and compensation tied directly to the revenue you create.

What You Will Own
1. Revenue Management & Pricing Strategy
-Run event-led pricing: map London demand drivers (concert residencies, stadium
events, conferences, school holidays, sporting fixtures) months ahead and position rates before the market moves
-Optimise length-of-stay rules: minimum-stay laddering, gap-night and orphan-night auto-discounting, check-in day restrictions that eliminate unsellable one-night gaps
-Segment pricing by demand pattern: mid-week corporate vs. weekend leisure vs. mid- stay relocation, with different rate strategies for each
-Manage the PriceLabs configuration against a monthly RevPAR target per property, not just occupancy
-Run controlled experiments: test rate positions, LOS rules and offer structures, and keep what wins

2. Relocation & Corporate Demand
-Build and manage relationships with relocation agencies, insurance temporary-housing providers, corporate travel bookers, film/TV production companies and serviced- apartment agents
-Register the portfolio with corporate booking agencies and respond to RFPs for corporate housing programmes
-Pursue insurance housing panel placements (temporary accommodation after floods, fires and building failures) — long stays, reliable payers
-Negotiate corporate rates that protect margin while securing the occupancy floor

3. B2B Distribution Channels
-Get the portfolio listed with serviced-apartment agencies and booking platforms that feed corporate demand
-Build direct relationships with travel management companies and executive assistants at Canary Wharf employers
-Develop a location-hire channel for photo and film shoots: agency outreach, rate card, availability process

4. Guest Upsells & Ancillary Revenue
-Design and refine upsell flows for early check-in, late checkout, mid-stay cleaning, extended stays and wellness add-ons through Enso Connect
-Build packaged offers: wellness weekend packages, monthly-stay bundles, celebration set-ups — priced as products, not discounts
-Launch and manage gift vouchers and prepaid stay credits for the direct site Track attach rates per upsell and continuously improve timing, pricing and copy

5. Direct Booking Growth & Lifecycle Marketing
-Grow bookings on our direct website ( ---------- ), working alongside our paid-ads freelancer
-Own the guest database: post-stay win-back campaigns, seasonal offers to past guests, and a repeat-guest recognition programme that shifts OTA guests to direct
-Build a referral mechanism for guests and corporate contacts
-Recapture lost demand: cancelled bookings, expired quotes and abandoned direct-site sessions get structured follow-up offers
-Improve on-site conversion through offers, copy and booking-journey feedback

6. Occupancy Gap-Filling
-Monitor the portfolio calendar weekly; identify soft periods 2–6 weeks out and act before they arrive
-Sell gaps proactively: outreach to corporate contacts, targeted past-guest offers, location-hire placements, strategic LOS relaxation
-Coordinate all tactics with the pricing strategy so gap-filling never erodes the rate position

KPIs
-RevPAR per property vs. target (the headline metric)
-Incremental revenue generated per month, by stream
-Portfolio occupancy vs. baseline, with rate integrity maintained
-Direct booking share vs. OTA share
-Upsell attach rate and ancillary revenue per booking
-Repeat-guest rate and guest database growth
-Number of active corporate/relocation/agency accounts producing bookings

What We Are Looking For

Must have
-3+ years in revenue management, commercial or business development within short- term rentals, serviced apartments, hotels, corporate housing or relocation services
-Demonstrable record of revenue you personally generated or grew — you will be asked for specifics and numbers
-Working command of revenue metrics: occupancy, ADR, RevPAR, LOS, channel contribution, attach rate
-Excellent spoken and written English; confident and credible on calls with UK corporate clients and agents
-Consultative selling style: you listen, diagnose and propose — you do not script-read Comfortable running structured experiments and reading the results honestly Reliable remote setup: quiet workspace, quality headset, stable internet
-Available during UK business hours

Strongly preferred
-Hands-on experience with dynamic pricing tools (PriceLabs, Wheelhouse, Beyond) and a PMS (Guesty or comparable)
-Existing knowledge of the London accommodation market and its event calendar
-Familiarity with relocation agents, insurance housing, TMCs or serviced-apartment agencies
-Email /CRM lifecycle marketing experience

Compensation Structure
-Base: £1,000–£1,400/month depending on experience
-Commission: percentage of incremental revenue across corporate bookings, upsells, ancillary income and direct bookings (structure shared at interview; uncapped)
-Quarterly RevPAR bonus when the portfolio exceeds target
-Realistic year-one on-target earnings: £20,000–£30,000+
