Key Responsibilities
Borrower Intake & Analysis
Review online applications
Analyze income documents (pay stubs, WVOEs, tax returns)
Determine borrower eligibility
Income Calculation
-Calculate and verify all income types — W-2, commission, bonus, tip, variable, and self-employment income using tax returns
Loan Structuring
-Determine appropriate loan programs based on borrower profile: Conventional, FHA, VA, USDA
Pre-Approval
-Run loans through DU/LP (Fannie Mae/Freddie Mac AUS)
-Review findings and issue pre-approval letters
Compliance & Guidelines
-Ensure all loans meet program-specific guidelines, investor requirements, and regulatory standards (TRID/RESPA)
Excel Analysis
-Prepare spreadsheets showing borrowers' various purchase price points, monthly payments, closing funds, and maximum purchasing power
Borrower Communication
-Communicate directly with borrowers to explain loan options, collect documents, and provide status updates
System Management
-Use Encompass as the primary loan origination system (LOS) for file setup, pipeline management, and loan tracking
Key Requirements:
Hands-on experience with Encompass (required)
Ability to independently analyze W-2, commission, bonus, variable, and self-employment income
Strong understanding of Fannie Mae, Freddie Mac, FHA, VA, and USDA guidelines
Experience running and interpreting DU/LP findings
Proven track record issuing pre-approvals and structuring loan scenarios
Familiarity with TRID, RESPA, and investor guidelines
Ability to prepare borrower analysis spreadsheets in Excel
Comfortable communicating with borrowers via phone, email , and chat
Able to work independently
