Harborview Property Management is a fast-growing residential property management and real estate acquisitions company in South Jersey. We own and manage a portfolio of ~200 scattered-site single-family rentals across 7 South Jersey counties (Salem, Cumberland, Gloucester, Camden, Atlantic, Ocean, Cape May), most under Section 8/HAP tenancy. We're building out our core team and looking for a detail-obsessed, deadline-driven Compliance Coordinator to own the paperwork and regulatory side of our operation.
This is a direct hire position — you'll work for us, not a staffing agency — with real ownership over every compliance deadline across our portfolio. It's a stable, long-term full-time role with a growing company, with a performance review and compensation discussion at 60 days.
You'll be responsible for tracking every PHA repair-cure notice and inspection failure across all 7 counties and driving it to resolution before the deadline, coordinating with our maintenance team on repair proof submissions, scheduling HQS/REAC inspections, handling annual recertifications and HAP paperwork, and preparing Section 8 move-in packets. You'll also prepare and manage lease renewals, coordinate township Certificate of Occupancy processes, track municipal rental license renewals and NJ state landlord registrations, and stay on top of code enforcement violations before fines apply. You'll coordinate directly with tenants to schedule inspection access, and maintain a running tracker of every open compliance item so nothing slips through the cracks.
We need someone with excellent written and spoken English, strong organizational skills to juggle dozens of deadlines across multiple counties and agencies at once, and comfort working independently in AppFolio (or willingness to learn quickly). Prior experience with Section 8/HAP, property management, or lease administration is a strong plus, as is experience with NJ housing authorities, municipal C/O or code enforcement processes, a paralegal/legal admin background, or other property management software (Buildium, Yardi). You'll need a reliable internet connection, a dedicated home office setup, and availability during U.S. Eastern business hours.
Pay: $9/hour USD (~$1,560/month, 40 hrs/week)
