We are looking for a highly experienced and autonomous Land Specialist to become the cornerstone of our land division.
Job Summary:
This is a senior-level opportunity for a VA who is a master of the land investment lifecycle. We are not looking for a general real estate assistant; we need an expert who lives and breathes land. You will be the engine room of our Florida land operations, responsible for everything from identifying undervalued parcels to structuring profitable seller financing deals that generate long-term cashflow. Your deep expertise in due diligence and creating notes will be critical to our success.
Required Tech Stack (Must Have Experience):

PropStream & Zillow: Rapid market research and running comps.
County GIS Maps: Navigating local county sites for zoning, parcel boundaries, and utility checks.

Id.Land: Property mapping and evaluation.
Resimpli CRM: Lead and data management.
Land Insights: For advanced property data and evaluation.

Key Responsibilities:
1. Deal Flow & Acquisitions:
- Lead Generation: Implement and manage marketing campaigns to generate a consistent flow of motivated land sellers.
- Lead Management: Immediately respond to and professionally handle incoming seller leads on SmarterContact. Filter for motivation and negotiate pricing.
- Land Analysis & Comping: Accurately determine the market value of raw land in Florida by rapidly analyzing comparable sales and market data.
- In-Depth Due Diligence: Conduct comprehensive due diligence on every potential property using GIS and our tech stack, including:
- Verifying local Florida zoning regulations and land use restrictions.
- Confirming legal and physical access (easements, road frontage).
- Investigating utility availability (water, sewer/septic, electricity).
- Checking for wetlands, flood zones, topography issues, and other potential restrictions.
- Acquisitions: Present offers and negotiate purchase agreements with American sellers, with a strong focus on acquiring properties using seller financing.
2. Seller Financing & Dispositions:
- Structure Creative Deals: Architect and structure seller financing (note) terms for both buying land from original owners and selling it to end buyers.
- Pitch Seller Financing: Expertly explain the benefits of seller financing to property owners to get more deals accepted over cash offers.
- Dispositions & Buyer Relations: Market our land inventory for sale, primarily on terms, to generate cash flow and create valuable paper assets (notes). Utilize BuyerBridge.ai (if familiar) to connect with builders and buyers.
- Transaction Coordination: Prepare and coordinate the necessary documents to successfully close on the acquisition and disposition of properties.
Qualifications and Experience:
Experience: Minimum 2+ years of direct, hands-on experience as a VA specifically in the US LAND INVESTING niche. (This is a strict, non-negotiable requirement).
Creative Finance Expertise: Demonstrable expertise in SELLER FINANCING. You must have extensive experience creating, pitching, and structuring notes for both the acquisition and disposition of land.
Mastery of Due Diligence: You must know exactly what to look for and what questions to ask to determine a property's true value and usability.
Market Knowledge: Familiarity with Florida markets and county zoning sites is highly preferred. Experience with RV Parks or Manufactured Homes is a huge plus.
Communication: Fluent English (Speaking and Writing). Exceptional negotiation skills; you must be confident and persuasive when building rapport on the phone.
Autonomy: Highly organized, systems-oriented, and capable of managing multiple projects simultaneously with zero hand-holding.
Bonus: Experience with selling performing notes to third-party note buyers.
