About the Role

About Us:

We are a US-based real estate investment company looking for a long-term, full-time tea ---------- mber to manage our land acquisitions and flipping operations in the state of Florida (only Florida).

We focus on high-volume deal flow with a primary emphasis on subdividing land parcels. We also pride ourselves on building strong, direct relationships with local home builders. We need someone who is detail-oriented, tech-savvy, understands the mechanics of lot splits, and is looking for a stable, long-term career.

Required Tech Stack (Must Have Experience):

---------- : Daily management of SMS campaigns.
PropStream & Zillow: Rapid market research and running comps.
County GIS Maps: Navigating local county sites for preliminary zoning and parcel boundaries.

Bonus Tech Stack (Highly Preferred, but will train):

BuyerBridge.ai: Finding builders and managing buyer lists.
Id.Land: Property mapping and evaluation.
Resimpli CRM: Lead and data management.
Land Insights: For advanced property data and evaluation.
---------- : For rapid due diligence and parcel checks.

Key Responsibilities:

Subdivision Analysis: Actively identify larger parcels with the potential for lot splits, subdividing, or entitlement improvements. Review local Florida zoning ordinances, minimum lot sizes, and road frontage requirements to verify viability.

Lead Management: Respond to incoming seller leads on SmarterContact immediately. Filter for motivation and negotiate pricing based on our subdivision buy-box formula, wholesale, or seller finance. Then update our crm with that information and manage leads in crm.

Due Diligence: Perform rapid, thorough property checks. You must be able to identify wetlands, flood zones, utility availability, and road access issues before we make an offer.

Builder Relations: Utilize BuyerBridge.ai to find builders who are actively pulling permits. Call/email them to get their specific buying criteria and exact buy boxes. English conversational fluency very important.

Deal Matching: Connect our contracted, newly subdivided, or entitled properties directly to the builders who need them.

Requirements:

Experience: Minimum 2 years of proven experience in Land Acquisitions/Wholesaling and must have done/been involved in a minimum of 3 land splits/subdivides.

Specialized Knowledge: You must understand the basic concepts of land subdividing and lot splits.

Market Knowledge: Familiarity with Florida markets and county zoning sites is highly preferred. Experience with RV Parks or Manufactured Homes is a plus.

Communication: Fluent English (Speaking and Writing). You will be negotiating directly with American sellers and building rapport with builders over the phone.

Reliability: We are looking for loyalty, consistency, and a proactive problem-solver.

Bonus Pay Opportunity: We offer bonus pay for candidates who have knowledge and experience in structuring seller financing notes and selling properties on seller financing, buying/selling notes on Paperstac.
